The Town Planner reported Applicant has not yet <br /> provided revised plans that are necessary for Board review. <br /> Applicant is requesting a continuance to the next meeting. <br /> The Chairman recognized Lawrence D. Carr, EarthTech, <br /> who provided a set of unstamped plans for reference. He <br /> apologized t-o the Board for not having the formal plans . <br /> He guaranteed stamped plans by Friday of this week at the <br /> latest . <br /> Overview - He made reference to the Flat Pond <br /> Subdivision property, the wastewater treatment plant, <br /> fairways and clubhouse. The prior owner of the property <br /> had obtained an approved 7 -lot subdivision including <br /> additional land that subsequently became part of the <br /> acquisition by DEM. south Cape Beach. He pointed out the <br /> remaining area of the current Flat Pond Subdivision. The <br /> Preliminary Plan filed in December of 2000 was approved for <br /> 2 -single family lots., approximately 1700 feet of roadway: <br /> the drainage system con'si'sted of a series of leaching catch <br /> basins throughout the site. The Definitive Plan wa!s filed <br /> in December of 201 and was never approved due to the <br /> litigation with Cape Cod Commission. A further revision of <br /> the plan, December 200.2, eliminated the interior loop and <br /> ended the roadway in a cul-de-sac, which plan was withdrawn <br /> due to litigation. <br /> The Town Planner interjected the December 2002 plan <br /> began the Public Hearing process-, and wa-s not withdrawn. <br /> The current plan before the Board is a modification of the <br /> 2002 plan. <br /> Mr . Carer explained the road configuration is <br /> essentially the same, the cul-de-sac turn around ha's been <br /> eliminated. The lot number remains at 27, the road length <br /> has been reduced to 1250 linear feet, and there are <br /> provis.i.ons for two expansions of parking at the Doreen <br /> Grace Brain Center. A parcel of land will be donated to <br /> the Brain Center to be used for future parking expansion a <br /> needed. There is a proposal to develop a small pond area <br /> that will serve to accommodate storm water runoff from the <br /> subdivision. <br /> The Town Planner suggested lot numbers be provided on <br /> the revised plan for clarity purposes. <br /> 5 <br />
