Two Proposed Articles - Have arisen out of discussion <br /> with Attorney Icllhinney of Willowbend country club. <br /> Approval for six residences to be formalized on six <br /> individual lots., as opposed to the existing situation. <br /> The chairman recognized Attorney Icllhinney, who <br /> introduced Donna Ferg mo, vice President of Real Estate <br /> Development . <br /> Attorney McIlhinney made reference to the area under <br /> discussion, the clubhouse, Quinaquisset and orchard Roads . <br /> This area consists of approximately three acres of land, <br /> four separate- lots, currently comprised of five structures <br /> for a total of six units . This is a pre-existing non- <br /> conforming use, which had been used for employee housing <br /> for quite some time. Willowbend has recently acquired <br /> rooming douse in Hyannis and would now like to make <br /> improvements to this property which has become somewhat <br /> rundown. <br /> Attorney McIlhinney provided a conceptual plan showing <br /> a six-lot subdivision, each lot being approximately 20, 000 <br /> square feet being similar to existing l-ot-s in the area. <br /> There here been nuMerous d.iscus:sions with the Town Planner <br /> and Town counsel and it appears the best way to address <br /> this s-itua-tion is through the zoning by-law. The current <br /> Title v septic would be converted to Sewer, connected <br /> through the existing Willobend project . <br /> The Town Planner explained there are two different <br /> versions being proposed. The first would be a new section <br /> entitled „Multi-Resident-s, Lot Division" . He. cautioned the <br /> Board to remember that the proposal is to change the zoning <br /> by-law and could possibly be applied to any situation in <br /> Town under the same circumstances . The second version is <br /> more restrictive as it relates to modification to existing <br /> Special Permits . It would allow Will wbend to include this <br /> particular piece of property to their Special Permit, only <br /> if there is no residential increase allowed under said <br /> Special Permit. <br /> It was the consensus of the Planning Board to support <br /> the amendment to section 1 - . . 9 of the zoning by-lair. <br /> The Torn Planner explained the remaining two articles <br /> have been requested by the Water District in order to. <br /> expand/create new groundwater protection districts under <br /> 1 <br />
