East Steeple Street— Land Use Plan and Parking Plan—Potential uses have been <br /> assigned to the plan in order determine the amount of square footage commercial and <br /> residential uses. <br /> North-Market.Street—Context Plan— In relationship to 1lashpee Commons, <br /> municipal buildings, Sandpiper Village, and surrounding buildings. <br /> North Market Street—Illustrative Plan—The pinwheel green has been relocated <br /> and is now in balanced to the center of the neighborhood, rather than being offset. All <br /> the buildings have been removed from the setback. There are potentials for connections <br /> to some of the neighboring properties to the north (Coombs School). <br /> North Market Street—Use Plan—The development softens in terms of its-uses as <br /> it gets closer to the Town Common. <br /> Forth Market Street—Parking Plan. <br /> Mr. Stogy stated the next step will be to provide the Board with advance <br /> preliminary grading plans and advanced stormw ter options. He will also provide the <br /> scope of services from the traffic engineer in preparation ofthe traffic study. <br /> There was general discussion regarding the proposed plans including setbacks, <br /> vegetated buffer areas, and lot lines. <br /> The Chairman noted some public concerns being density, building locations so <br /> close to the street, and three-story buildings at the street lime. fir. Rowley suggested that <br /> the topography would dictate a lot of the building size locations. <br /> Mr. Storrs clarified that every residential unit will self-park on its lot, whether two <br /> spaces for the main house,or three spaces for accessory dwelling units. <br /> The Chairman expressed concern regarding the four buildings located within the <br /> buffer zone along Great Neck Road South.
