The bulk of the.reside ►l development i <br /> under discussion this,evening. <br /> Objectives—The-golf club is struggling with membership, golf as an-industry is <br /> down-across the country and on Cape Cod. The current membership is 0-members <br /> down from a high of over Soo-members several years ago. During thin final phase of the <br /> development plan is to drive membership sales by bringing people onto the property in <br /> order to build a community and support the amenities. The focus is on people of <br /> retirement age as well as younger professional couples who might take.-advantage on a <br /> seasonal basis. <br /> The area under discussion is adjacent t the existing.villas, Firs Me `cot Road and <br /> the Becker parcel f land, with another 2-acres along Simons Road for a total of <br /> approximately 1 o-acres. This portion of the property has been previously approved for 8- <br /> single farrtily lots. Applicant i proposing converting the property into a condominium <br /> grillage consisting of a series of duplexes and townhouses, similar M' architectural style to <br /> the existing villas. Detailed architectural plans will be submitted to the Board. <br /> Applicant is requesting feedbag from the Board prior to any engineering.work. <br /> There is the capacity for 2-units within the said 10-acre parcel of land. <br /> Bruce Besse agreed that things are changing%at willowbend and this proposal is <br /> an attempt at a different type of product, geared to empty-nesters and younger <br /> professional couples, people who.will tape advantage of the club facilities. An <br /> architectural firm,has been contacted to provide some conceptual designs, playing off the <br /> sane architectwe willowbend has designed over the gears. There will be extensive <br /> screen planting. The!abutters have been invited over for discussion and as a result a lot of <br /> constructive and positive information has been agreed upon and included in-the <br /> willorbend proposal. There will be some garages, storage areas, and cart storage <br /> structures, as well-as parking in excess of Town-standards-.are being proposed. <br /> Ir. Besse provided a handout with regards to the wastewater treatment plant <br /> prepared by willowbend engineers that-shows that:the.capacity o f.the plant will. <br /> accommodate-the proposed units. An open space analysis has also been prepared. when <br /> the proposed project is completed Wifflowbend will have twice as much open space as <br /> req red by-the Town Bylaw. <br /> The Town Planner mentioned that a -ft. buffer area Will be required under <br /> Zoning along the entire perimeter of the project. This will be problematic to the proposed <br /> ■ <br /> parr rig area. <br /> Mr. Besse pointed out that-there are two parts to this project, one is within <br /> willowbend as presently approved and one section is outside of the original Special <br /> Permit oundarles. <br /> 11 <br />
