Preliminary Plan <br /> Applicant: Pi iera Uno's restaurant Corp Merrimack Engineering Service <br /> Location: North side of Shellback Rd.,Assessors Map 81, <br /> Blocks 8 ,8"7,88 and 8 <br /> Request; Approval of -lot Preinary Plan <br /> Mr. ay Remillard, Project Director, Uno Restaurant Corp., represented the applicant. <br /> Mr. Remillard presented a visual layout o the board shoeing a 5.2-acre parcel (currently <br /> consisting of lots). The proposal includes a 70 foot cul-de-sac conu'ng off Shellback <br /> Way and a 40 foot wide buffer across from the hardware store. As presented, the plan <br /> would consist of 2 lots: lot 1 would be 2.2 acres with-an Jno restaurant on it; the other <br /> lot is 2.2 acres around the cul-de-sac with no known user. lair. Remillard indicated there <br /> is a 90-100 foot strip to Job's Fishing road,which is owned by l iashpee Corm ons. Mr. <br /> Fudala interjected that I&. Storrs(Mashpee Commons) suggested udks regarding <br /> connecting to Job's Fishing Road. Mr. Fudala had 3 suggestions; 1 road ling out to <br /> Job's Fishing with a temporary turn around, no Route 28 access, and grading issues. <br /> Mr. Balzarim voiced a concern about the slope grading and whether a retaining wall <br /> would be built along the back edge of the property. Mr. Remillard indicated there were <br /> several option they would consider. Mr. Balzarini expressed additional concerns about <br /> the water runoff'. Mr. Remillard answered runoff'would be upped in a catch basin. Mr. <br /> Rowley asked about minimum frontage requirements to which Mr. Fudala responded it is <br /> Zoo feet. Lot 2 meets that requirement at 225 feet. Mr. Fudala presented a letter from the <br /> Town Adminis=or on behalf of the Selectmen, dated I 00, insisting on a 1xa c <br /> si goal at Shellback way because of traffic concerns. Mr. Fudala stated he hoped the plan <br /> the change the entrance to the bank was still active as it would ease=ffic concerns-in <br /> that area. Mr. Malone wondered if Shellback way would have a left turn lane. <br /> Discussions need to be held with regard to signali ation of Shellback way. Mr. Fudala <br /> suggested that since this is a Preliminary Plan the hoard might want to discuss what is <br /> needed regarding physical layout of Shellback Way. Mr. Rowley asked about concept <br /> � 8P y <br /> plan for I.�ot -1 Mr. Remillard answered it was given to the board for refer. fir. Fudala <br /> cated that some of things to be looked at would be radii and curvature meeting the <br /> minimum requirement, and also site distance of the road. Mr. Remillard again stated his <br /> plan was very conceptual; they are hiding the parking from building, putting it In the <br /> center. Mr. Malone asked what the buffer was? Answer"50 feet". Mr. Fudala asked <br /> who should be in the meeting with Mashpee Commons? Mr. Remillard stated he would <br /> the person to set up the meeting and attend with Ma. hpee Commons. At this point,Mr. <br /> Malone stated this was not a public hearing in response to some questions ftom the <br /> public. Mr. Fudala did indicate he thought the bank entrances would have to be changed. <br /> A visual, showing the whole layout, was presented to the board by fir. DiMeco., <br /> resident of Deer Crossing. Mr. Fudala stated a Special Permit may have the Traffic <br /> Signal Authorization. Mr. Malone read a letter, sent to 14 Fenn at the Cape Cod <br /> Commission by the Board of Selectmen l 00,which stressed a continued problem <br /> with iraffic at Shellback way and they unanimously feel a signal is necessary. Mr. <br /> Malone also read a letter from the'Town Administrator stressing concerns with this <br /> intersection and requesting the Planning Board take a close look at this situation.
