MASHPEE ZONING BOARD OF APPEALS <br /> David M.Ferris&Ana S.Ferris <br /> 36 Seconsett Point Road(Map 124 Parcel 38) <br /> FINDING-2013-10 <br /> Mr. Slavinsky indicated the project consists of demolishing the existing <br /> 22' x 22' two-car garage on the right side of the property and reconstructing a one <br /> car 18' x 22'garage on the left side of the property setback fifteen (15) feet from <br /> the property line. The lot coverage is 20.2% as opposed to 20%. <br /> The comment dated April 23, 2013 from the Assistant Health Agent states; <br /> this project is Not in Zone II. The leaching facility will accommodate up to five <br /> (5)bedrooms. <br /> Bill Blaisdell read the comment from the Conservation Commission dated <br /> April 19, 2013, did approve there amended order request to move the garage to <br /> the proposed location at their April 11, 2013 meeting. An abutter to the property <br /> had some issues regarding setbacks from Seconsett Point Road, particularly the <br /> driveway layout; however, this was not in the Conservation Commission's <br /> purview as our setbacks pertain to wetland resource areas. The Conservation <br /> Commission suggested that the abutter address her concerns to the Zoning Board <br /> of Appeals. <br /> Susan Howard, a direct abutter at 33 Seconsett Point Road does not object <br /> to the Board approving the tearing down of the two-car garage and replacement of <br /> a one-car garage as long any development, including landscaping of the Ferris' <br /> property remains within their delineated property/boundary lines. <br /> Mr. Bonvie stated that along with the construction of the new garage that <br /> the newly connected driveway remain within the dimensions and layout of the <br /> property and cannot extend beyond the boundaries of the lot. <br /> Mr. Slavinsky stated the proposed "horseshoe" shaped driveway will <br /> measure and connect 14 feet wide at each end. <br /> The Board requested an updated plot plan (attached) that clearly depicts <br /> the height of the newly constructed garage, the width of the driveway at each end <br /> and the 20.2% lot coverage. <br /> General Finding: <br /> The subject property located at 36 Seconsett Point Road consists of <br /> approximately 23,400 square feet. <br /> 2 <br />
