Mr. <br /> Fudala stated that what was scheduled was a submission of a proposed modification of the special.permit. <br /> The issue was that they had proposed adding units to the back section of Stratford Ridge. The plan that 3 <br /> they brought in had a number of units outside of the"open space line"—the line that they were not supposed <br /> to touch. Mr. Fudala stated that because of this,the board wanted to see it o throw a Public Hearin <br /> g g Id. <br /> process because it was a significant enough change. He noted that there is a condition#24 in their permit <br /> that talks about the Planning Board deciding whether it is a significant enough change or not to require a ``lh: <br /> Public Hearing. Mr. Fudala added that what they now have done is that they have gone back and redesigned <br /> the Stratford Ridge so they are not going across that line except in a couple small corners of buildings. Mr. <br /> Fudala stated that now the Planning Board has to decide whether it requires a Public Hearing or not based <br /> on whether they feel it is a significant change. <br /> Mr.Fudala noted that, at this time,they do not have the detailed engineering plans but rather have the site 4 <br /> plans.Therefore,he would recommend the Planning Board only making the decision on whether the change <br /> is significant enough to warrant a Public Hearing and then have them come back later with the actual <br /> detailed plans. <br /> Mr.Jack Dawley, representing Stratford Ponds, showed the site plans to the Planning Board. The PI !I]i- {4; <br /> Board reviewed the plans with Mr. Dawley. Mr. Dawley noted that they are proposing to build 9 less homes <br /> with the alternative plan. The alternative Ian shows 42 homes with the prior fans showing 48 homes--he <br /> P P a P P g ,. <br /> noted there are actually 51 unbuilt building rights left within the project. '4 .�_;° <br /> (Mr.Dennis Balzarini joined the meeting at 7:30 P.M.) ���z• ��. <br /> Chairman Kuchinski commented that as long as they can maintain the clearing line,they are within the intent <br /> of the emit and it is a minimum modification.
