Mr . Rowley then made reference t-o the Phase III Plan,
two-foot contours , Making an observation from Phase II, he
noted the majority of garages had been built very close to
the road, buildings, or grade changes had been made.. In
some oases the transition between the floor of the garage
and the roadway was difficult . Some of the approaches into
the garages were very steep, and garage orientation was
difficult to negotiate. The -same situation appears to
exist on Phase III of this project .
Mr. Rowley spoke to the intensity of the project and
grading/drainage difficulties, stating he would reqire
more detail as the- tight density has confined the project
in this phase.
He expressed concern about being able to report to the
Planning Board regarding the finished grades and adequate
drainage.
The Chairman recognized Mr. Bornstein who spore to the
virtues of. the project. He requested an approval from the
Board this date in order to allow the project to move
forward.
Bon Myers expressed concern with setting precedence;
the Chairman with comments made by the consulting Engineer.
Bennis Balarini suggested Applicant provide the
Consulting Engineer with grade contours . He also suggested
a determination fkom Town Counsel for the next meeting.
The Assistant Town Planner requested the trees be
located as well .
With all due respect, Mr. Quinn spoke to the expense
of further revising the plan' until such time building
location is deta rM ned.
Mr. Bornstein requested approval to begin construction
of three or four of the buildings as the contour
information is being processed.
The chairman reminded Applicant of their
responsibilities, as discussed at previous meetings,
requiring a Planning Board inspection of the project prior
to granting approval of construction of Phase III .
7
