Also, the Town By-law makes reference to tennis courts in <br /> the Table of Use Regulation - "Private greenhouse, stable, <br /> tennis courts, swimming pool or other similar building or <br /> structure for domestic use..." and indicates use within the <br /> various districts. <br /> Before deferring to Torn Quinn, Attorney Taiparle stated <br /> his feelings that tennis courts can be considered to :be a <br /> structure and therefore the plan- submitted falls within the <br /> purview of the Board. <br /> Mr. Quinn indicated- there have been minor changes t <br /> the placement of buildings, three ( ) garages have been <br /> eliminated, some of the garages have been placed underneath <br /> the buildings, the open space remains the. same, a six ( ) <br /> car parking lot has been added, as well as s-ix <br /> additional spaces. <br /> Applicant has agreed to construct a garage for <br /> Association use, subject to Planning Board approval, which <br /> has been included in the square footage calculations and <br /> will provide overflow parking for the tennis court, pool, <br /> and clubhouse area . (This matter is not within the scope <br /> f this Meeting, to be addressed at some future Public <br /> Hearing. ) <br /> Applicant agreed to provide a Landscaping Plan, as. <br /> requested by the Board. Mr. Quinn stated they are unable <br /> to clear twenty ( o-ft . ) feet around all buildings . He <br /> suggested the trees be located after the Board approves a <br /> preliminary approval on the location' of buildings . The <br /> entire road has been cleared and rough graded. A majority <br /> of the larger trees will be preserved. <br /> . Quinn deferred to Mr, Bornstein regarding the <br /> Water Quality information also requested by the Board. Mr, <br /> Bornstein provided a copy of a contract initiated by the <br /> Association. A copy of the report will be maild directly <br /> to the Town. Arrangements have been made for a report t <br /> be provided on an annual basis . Bennett O' Reilly, Inc.., <br /> Water Quality contract, dated January lo, 2003 . <br /> Mr. Quinn stated the staking of buildings and banding <br /> of trees will be done at the same time after the engineer <br /> has viewed the site.
