He then deferred to Mike Nadeika who presented the <br /> new topography. Mr. Howley asked about driveway width/two <br /> way traffic. <br /> Deference was then made to the chart/numbers - 207, 897 <br /> square feet total allowed area of structures . No tennis <br /> courts . 43 square feet below the allowed limit, including <br /> the storage building for the Association. 2-5-garages have <br /> been relocated, reduction of garage size and attached <br /> porches. <br /> The Chairman recognized Mr. Bornstein who requested <br /> the release of four ( ) buildings in order to begin <br /> cleating and construction (foundations for buildings 45, <br /> 7 f 48, and ) and to keep the workers employed. <br /> The Chairman expressed concerns regarding the <br /> completion and approval of Phase II, and the fact that the <br /> plan -being presented is marked "Preliminary" and has not <br /> yet been approvd. <br /> The Town Planner explained the legal process in this <br /> matter` whereby the modification has to be completed prior <br /> to approval for construction of buildings <br /> After some discussion of building locations, the <br /> Assistant Town Planner suggested Applicant prepare a plan <br /> indicating Phase 3A and 3B. <br /> The Town Planner explained Phase II must be completed <br /> and approved prior to any -approval -of Phase III , <br /> modification would allow for Phase 3A and 3B, 3B being held <br /> for the sign off of Phase II . <br /> Applicant stated Phase II has been built out. The <br /> roads, .landscaping, and some grading- remain to be <br /> completed. <br /> The Town Planner suggested those provisions requested <br /> by -the Applicant be drafted by their attorney for inclusion <br /> into the written decision to be voted by the Board. He <br /> reminded the Board of the provision of performance cash <br /> security at the end of Phase III for landscaping, etc. a <br /> discussed as a part of this modification. Also required <br /> for this phase i-s an arborist report on the grave changes <br /> around existing trees. <br />
