He then-suggested-that--.Mr. McGrath,-Holmes and McGrath., Inc., discuss and <br /> describe the proposed preliminary plan in more detail, and also to convey his-discussion's <br /> Pith 11r. Rowley's suggestion in order to conform with <br /> the provisions of the zoning bylaw regarding,better space from one zoning district to <br /> another. The plan'has been revised <br /> to indicate a 2 -f . vide roadway, with beans, being-in compliance. <br /> Where was some discussion regarding.the;-turning radius located at the entrance at <br /> Route 13 0. The Board requested that the plan be further revised to show a wider <br /> entrance. The Town Planner recalled that the Flaw Review Co ttee had suggested that <br /> the Fire Department had requested a l -f . wide entrance. <br /> In response to a question-by George Petersen, Attorney Ford stated that-the Cape <br /> Cod Commission would rewire a permanent restriction be recorded or'the open space <br /> area. Attorney Ford suggested Applicant should consider obtaining an access easement <br /> on one of-the lots in the event of fire in the open space for Fire Department emergency <br /> access. (This would address a concern raised by Mr. Rowley.) <br /> Mr. McGrath made reference to the topography, explaining the reasons he placed <br /> the proposed drainage was based upon the contour. Mr. Rowley had pointed out-some <br /> concerns and Applicant has stated they will revise the plan further in.order to comply <br /> with current regulations. <br />
