The Chairman called this- matter to order. <br /> The Town Planner explained this to be a filing <br /> submission of the Definitive Subdivision- Plan. <br /> The Chairman determined that Applicant was not present <br /> at the meeting. <br /> Discussion Item <br /> Mahpoe 130 Shops, Inc. <br /> Ma Gl-ockner` s/VFW Post Property <br /> The Chairman called this matter to order and <br /> recognized Peter Sullivan, Civil Engineer, who provided a <br /> broad description of the proposed project at this location. <br /> Mr. Sullivan provided an aerial photograph of the <br /> property showing the current conditions . Said property is <br /> located at the intersection of Route 13.0 and A humet Road, <br /> consisting of three ( ) existing buildings . There is a <br /> curb cut off Route 130 and Ashumet load, with overflow <br /> parking into the right of way at Ashumet - oad, with another <br /> curb cut off of Main Street . <br /> The proposal is to utilize what is already there, and <br /> to beautify t-he area by way of landscaping. The front <br /> building is being proposed for retail use, a specialty <br /> shop. The two buildings along Ashumet road are being <br /> proposed for general office use. These two buildings <br /> however are in relatively poor condition, and the intent is <br /> to demolish and rebuild. <br /> The Town Planner explained that because these are pre- <br /> existing nonconforming buildings that do not meet setback <br /> requirements, a Finding from the Zoning Board of Appeals is <br /> necessary in order demolish and rebuild within the same <br /> footprint. said Finding, if obtained, will determine that <br /> the proposed alteration of the buildings will be no more <br /> detrimental to the neighborhood that what currently exists <br /> on the property. <br /> The special Perot process will be conducted by the <br /> Planning Board. The Town Planner suggested the property <br /> owner appear before the Planning Board at this point in <br /> order to ascertain whether or not the Board would be <br /> inclined to support the granting of a Special Permit . <br /> 6 <br />
