The chairman recognized Attorney Jack Mcllhinney, <br /> representing the Applicant, who in turn introduced Matt <br /> Eddy, Baxter & Nye Engineering. <br /> Attorney Mcllhinney informed the Board that t-he <br /> proposed modification is number twenty_f-i e of the Special <br /> Permit and involves a request for the conversion of -three <br /> ( ) additional guest villa buildings from their existing <br /> two ( ) unit status to four ( unit status. <br /> There will be no physical -changes to the exterior of <br /> the buildings. id' unit-s are currently two (2) units each <br /> consisting of an ustairs and down.st-airs unit. <br /> Applicant received approval from the Board in March <br /> 2006 for a pilot r�oj eet to convert building/unit into <br /> four units, which have been offere-d for sale. The <br /> reception has been positive, and Applicant would like to <br /> request -approval of the conversion of the remaining three <br /> buildings... <br /> Attorney Mcllhinney them made references to the site <br /> plan indicating the buildings under dis ussion. The <br /> addition of fifteen l additional parking spaces is being <br /> proposed as each unit requires two ( spaces for a total <br /> of thirty-two spaces . The existing parking area located on <br /> the southerly side of the buildinc s is being enlarged by <br /> the addition of six ) spaces, and additional nine ) <br /> spaces directly across the street . <br /> Attorney McIlhinney also requested an increase in the <br /> total .alto able units from two hundred seventeen (217) t <br /> two hundred twenty-three. 22 Applicant remains well <br /> under the mailable density per the 1985 zoning. <br /> There was some discussion regarding the location of <br /> the parking spaces being proposed on Simons Road. <br /> Technically, the parking is off-site; an easement will be <br /> created to a commoda-te the nine ( spaces. There will be <br /> a separate condo inium association, which will be tied into <br /> the overall umbrella association that controls the sewer <br /> treatment plant. <br /> Mr. coley commented on those spaces located opposite <br /> the units, noting that one-third of each parking space is <br /> located within the public way, asking hew this would impact <br /> 3 <br />
