f ; <br /> There being no one in attendance to address the Zoning Articles for Town <br /> Meeting, October 15, 2007, the Chairman entertained a motion to further postpone the <br /> Public Hearing in this.matter. <br /> MOTION.- 'Thomas O'Hara made a Motion to-further postpone the public <br /> Hearing for the Zoning Articles for the October 15, 2007, Town Meeting to a time Cep <br /> of 9.-30 p.m.; which Motion was duly seconded by Dennis Balzarini and so voted <br /> unammous y. <br /> Special P enni <br /> willowbend Country Club, Inc. <br /> 100 willowbend Drive-Decision on the Modification for the Special Permit to Convert <br /> Three villa Buildings from Two to Four Units Each <br /> The Chairman called this matter to order and recognized Attorney.lack <br /> Iicllhi rrney, representing the Applicant. <br /> Attorney l cllhinney explained the proposal to be the conversion of the remaining <br /> three existing two-unit villa buildings into four-unit buildings. 'There will be no exterior <br /> modifications. <br /> Originally Applicant had proposed an additional parking area across Simons Road <br /> and the Board expressed concern about access and actual need. Said parting area has <br /> been elinminted,.and in its Place Applicant has augmented the existing parking area to the <br /> south of the villa.buildiings. There was also some concern raised about the deeding of the <br /> parking spaces to the villa buildings, which is to be the procedure concerning ownership. <br /> Applicant is in receipt of 11rir. F owle 's comment letter dated September 19, 20072 <br /> asking that all of the existing spaces-within the lot conform to the dimensional <br /> requirements. A Mote has been added to the plan noting those spaces-that are non- <br /> conforming are to be re-striped. The existing gravel spaces are to be paved in accordance <br /> with the 1985 Zoning Bylaw regarding parting issues. <br /> Thomas O'Hara suggested that at least one parting.space in front of each building <br /> be designated per unit; to which the Applicant agreed and which the Town Planner will <br /> include as a Condition to the Special hermit. <br /> There being no further Board or Staff comment, the Chairman entertained a <br /> motion. <br /> MOTION: Dennis l alz rini made a Motion to grant approval regarding the <br /> Modification to the Special Permit, willowbend Country Club, Inc., for the conversion of <br /> three 3 v i I I a buildings from t to four units each, to increase the allowable unit <br /> numbers from two-hundred seventeen 17 to two-hundred twenty three 3 , amend <br /> the parking layout as shown on the current plan and to provide at lease one 1 parking <br /> 8 <br />
