He introduced his <br /> friend, Bob.Melvin, and informed the Board that he is proposing to divide his property <br /> i <br /> into two-lots. <br /> References were made to a plan of land entitled, "Plan of Land in Ma hpee, 1 1A, <br /> Being a Division of Parcel 2 , Map 120, prepared for John L. and Cynthia J. west, dated <br /> August 27, 2007, by Eastbound Land Surveying, Inc." <br /> Mr. west completed the filing of his-application and explained to the Board that <br /> the total existing lot size of his property i's 51,670 sq. f ., the total existing footprint of his <br /> House is-3,13 o sq. ft., representing six % percent of the lot, <br /> Mr. west informed the Board of his desire to divide his lot and sell one portion of <br /> it-to Bob and Andrea Melvin., of Sandwich, MA. The Melvins would like to build a <br /> house at the corner of l onomoscoy and Russell Roads. Said lot would have 1 o-f . of <br /> frontage on Russell Road and 10l-ft. of frontage on Monomoscoy road. The proposed <br /> lot would equal approximately 11,500 sq. ft., leaving a remaining 40,000 sq. ft. to the <br /> Applicant. <br /> Mr. west requested a variance on the lot size; to which the Town Planner <br /> responded the Board is not voting or considering a variance on lot size. The lot size does <br /> not meet minimum requirement. The Board is reviewing an Approval Not Required Plan <br /> for minimum frontage requirement on either a Town road, a previously approved <br /> subdivision street, or a street which the Board determines has adequate grade, <br /> construction. etc., to serve as primary access to the lot. The question is whether or not <br /> Russell Road is adequate to create an ANR lot with adequate frontage. <br /> The Town Planner Mated he has no information on the current condition of <br /> Russell Road and therefore could not comment. <br /> Dennis Balarini suggested the Consulting Engineer be directed to make an <br /> inspection of the condition of said Russel I Road; to which.the Board agreed. <br /> It was agreed this matter be continued to the October 3, 2007 Planning Board <br /> Meeting. <br /> Approval Not required <br /> Arthur Thurber and Mo1in Siu <br /> 264 Pimlico Pond Road and Cove Road—Changing Lot Lines <br /> 9 <br />
