Public Hearing <br /> Duck Pond Limited Partnership -- Stuart Bornstein <br /> lob Falmouth Road - Map 54 , Block 50 <br /> Approval of Special Permit <br /> The appointed hour having arrived the Chairman called <br /> the Public Hearing in this matter to order. <br /> The Chairman recognized Dan ojala, Down Cape <br /> Engineering, representing the Applicant, who described the <br /> location of the proposed project to be 106 Route 28, the <br /> former Augat Building site, for a storage complex. <br /> Mr. ojala provided copies of a plan of land entitled, <br /> "Site Plan of Lana in Mashpee, MA, prepared for Holly <br /> Management & Supply. Inc. , dated Februafy 22, 2 00.2, revised <br /> October 3, 2 o , further revised January 18, Zoo . " <br /> Mr. ojala stated the proposed project is located in an <br /> industrial zone and that Applicant is sensitive to <br /> environmental issues . There. is very little design flow. He <br /> -made references to the zone of contribution .and to drainage <br /> issues . <br /> r. ojala mentioned the pro' <br /> project has been. <br /> through the Cape Cod Commission -process process and that the. <br /> project size has been reduced from three to two levels, <br /> consisting of lob, 00o s q. ft. , . l -acres, the building <br /> coverage is just under 2 , and the impervious coverage is <br /> approximately . <br /> All on site stormwater will be recharged, .and all <br /> nitrogen calculations 1 . . ppm will be provided to Mr. <br /> Rowley. <br /> The proposed- building uses will be confined to the <br /> industrial district, with an IC overlay district at the <br /> front of the site where warehouse type buildings are being <br /> proposed for self—storage. There is some flexible space <br /> for proposed start up companies . <br /> Mr. of ala stated the proposed buildings will be low, <br /> there is a natural c prus screening, with a residential <br /> style front, pitched roof, and ornamental features that are <br /> aesthetically pleasing from Route 28 . A good deal of <br /> screening will be provided at the southwest corner. <br /> 2 <br />
