If the <br /> Board chooses to deny the request it must be done with <br /> specific reason. <br /> The Chairman then acknowledged receipt of a letter <br /> received from Charles Rowley dated November 1, 2006, <br /> regarding the Preliminary Plan for Mare Lopez, off <br /> Meetinghouse Road in which he indicates that he has <br /> reviewed the Preliminary Plan dated April 22, 2006, <br /> prepared by- Cape. & Islands Engineering for a -lot <br /> subdivi-sion off Meetinghouse Road. He includes a list of <br /> six ) comments-, one of which states the Plan fails- to <br /> meet the general requirements for a preliminary plan as <br /> proposed drainage in the general manner is not shown and <br /> secondly, the plan does not indicate- how access will be <br /> provided to Lots 2 and 3 from the end of the existing <br /> driveway. Also, some proposed road surface details should <br /> be shown. <br /> MOTION: John Hal.achis made a Motion to deny approval <br /> in this matter based on those issues of concern listed in <br /> Mr. Rowley'.s letter to the Planning Board dated November I, <br /> 2006. The Board further suggested that Applicant consider <br /> a submission of a Cluster Subdivision Definitive Plan, a%s <br /> discussed at their November 1, 2006 Meeting; which Motion <br /> was duly seconded by Dennis Bal arini and so voted <br /> unanimously. <br /> Board Items <br /> The chairman raised concerns regarding the storm <br /> drain/flooding conditions at the Stop & Shop Great Neck <br /> Road entrance.
