Lopes informed the Board that this property is <br /> located on Melissa Avenue consisting of approximately . <br /> acres . The proposal is to subdivide and construct two <br /> family homes . <br /> She provided plans, showing the proposed design for two <br /> farmhouses., approximately 21 -s . ft . <br /> The Town Planner indicated there are a number of <br /> issues of concern. The square footage of the: property does <br /> not meet the requirements . He explained the lot size <br /> variance process as an alternative, as well as securing <br /> frontage from a neighboring property. <br /> The Town Planner noted that a portion of Melissa <br /> Avenue has recently been taken by the Town, the remainder <br /> f the road remains private and unpaged. The Planning <br /> Board will control the road construction standard, either <br /> by AIR or Definitive Plan. <br /> There being no further Board/Staff discussion the <br /> Chairman opened the floor to Public comment . <br /> William Daniels, 26 Melissa Avenue - Informed the <br /> Board that Mr. and Mrs . Lopes have spoken to all of the <br /> neighbors, and that they intend to maintain the natural <br /> condition- o-f the propert.y. He made no objections to the <br /> proposal and encouraged the Board to consider an approval . <br /> Rob Miscelli, 30 Melissa Avenue - Informed the Board <br /> that he has discussed this proposal with his neighbors, and <br /> that there are no objections, everyone is in favor. He <br /> also requested Planning Board approval. <br /> The Town plainer reiterated that the proposed project <br /> is subJ ect to approval of a lot size variance. <br /> It was the general consensus of the Board to encourage <br /> Mr. and Mrs .
