Mashpee MA <br /> Abstract & Premise: <br /> The proposed development is intended to satisfy the demand for cellular and PCS communications in Mashpee <br /> proper, specifically between the town line of Forestdale , along route 130 heading south into Mashpee to route 28. <br /> Due to the finite amount of locations allowed in the Mashpee Wireless Overlay District, this subject parcel <br /> represented the best overall fit for such a development. The subject parcel was a double lot that has a preexisting <br /> Industrial use on the property.All other lots available were either smaller or represented Raw Land that would <br /> require extensive clearing of the natural vegetation. T'he proposal is to mitigate the aesthetic impact of the <br /> development by utilizing the preexisting building on the property to "house" the communication equipment. It is <br /> felt this specific component of the project that has merit during the regional impact review. In summary, the value <br /> added component of this subject property over any other property directly relates to adding to an existing <br /> industrial application versus changing the landscape of a large wooded lot through clearing. <br /> Seacoast , LP respectfully offers you the following specific project description: <br /> • The proposed project is a Development of Regional Impact <br /> • The subject property is located off of Echo Rd in the town of Mashpee and consists of 2.77 Acres.Approximate external use of the <br /> property for the wireless facility consists of 200 sq.ft <br /> • The intent is to employ a 150'tall monopole telecommunications tower designed to accommodate up to six carriers and also <br /> specifically designed to fail at 140'AGL(see memo attached-Summit Mfg.,LLC) <br /> • This project will not have external equipment shelters nor will a global shelter need to be built next to the monoplole.All equipment <br /> and shelters will be located inside the pre-existing facility increasing the curb appeal of the project Shelter dimensions will range <br /> from 12'x3(Y,12'x20'sad 10'x20'. <br /> All Property line setbacks will be met(see site plan) <br /> • The site has been deemed a recommended site for wireless telecommunications and falls within the town of Msshpee Wireless <br /> Overlay District <br /> • The tower will require no lighting and will be monopole in design and in term of linear distance,is further away from route 130. <br /> • The 150'height is a direct function of the co-location requirement and proper RF propagation. <br /> a Three carrier:have committed to the site with a fourth that has discrete demand for the location.The three committed carvers are," <br /> Verizon,Cingular and AT&T wireless.The fourth carder that has demand is Nextel. <br /> • The project complies with all applicable regulations administered by the Federal,State and County governments. <br />
