Striping of. parking lots shall be done with either white or yellow paint, with double -inch <br /> stripes, appr imately 18-24 inches apart between parking stalls. striping paint shall meet <br /> federal speificatins and should be applied to provide a 1 -rail wet thickness. <br /> Sidewalks shall be provided where appropriate along the perimeter of the parking area and <br /> within parking lot islands to facilitate safe movement of pedestrians, <br /> No parking area will be allowed within 10 feet of the property fine of abutting property owners, <br /> r such larger buffer area distance as may be required by the Zoning By-law, such setback <br /> area shall be left in its natural state, or reVe etated in conformance with the requirements of <br /> the Zoning By-law in accordance with plans: approved by the Board. Larger buffer areas may <br /> be required where the parking area -abuts residential property, publicly-owned parcels, grater <br /> bodies or wetlands or where such buffer is required to maintain existing scenic or historic vistas <br /> from public ways or public lands. <br /> In addition to any undisturbed buffer areas required by the Board or the Zoning By-laver, the use <br /> f landscaped berms or additional plantings to screen parking areas from view from abutting <br /> properties or public roadways is encouraged. <br /> Any parking area (i.e. the area within' any proposed parking freld shall have a minimum ratio of <br /> 1:5 of landscaping or natural area to paved area. Natural vegetation shall be retained in any <br /> such landscaped area to the greatest-extent possible, No trees over " in diameter at breast <br /> height may be removed without approval of the Board. <br /> Site and parking lot design should preserve any large or outstanding trees or groves of trees t <br /> the greatest extent possible. Lame parking lot islands are encouraged to help accomplish such <br /> preservation, to provide oppo.rtunities for denitrificati n of st rmwater runoff and to improve <br /> the visual character of the parking area. <br /> Plantings should not be located Within 3 feet of the curb oe pavement ed ;e, to allow for car <br /> overhangs, unless lover-lying ground cover is-used. <br /> Plantings shall be installed in exact accordance with planned dimensions,to avoid any adverse <br /> change in parking due to improper location. <br /> Irrigation facilities shall be installed t -ensure paper maintenance of parking lot landscaping. <br /> No more than 0% of the area within the drip line of any tree.to be planted or retained within <br /> or adjacent to a parking area, when fuller grown, may be made irnpervi ,us, unless a certified <br /> arb rist or landscape architect can demonstrat .that the long-terra health of such tree will not <br /> be adversely effected. <br /> C.
