# a <br /> U. -Wastewater Facilities. <br /> Private Sewage Treatment Facilities designed to generate effluent with an annual average teal <br /> nitrogen concentration of 5 rngl or -less, and not to exceed 10 rngl at -any time, shall be <br /> constructed for any project for which a special, permit is approved by the Board which is <br /> expected to generate more than 5,000 g.p.d. of wastewater based on the Mass. Bute <br /> Environmental Code, Tine 5,, unless prohibited by the Mass. Department of Environmental <br /> Protection, the Mashpee Board of Health or the Mash-pee Zoning By-law. <br /> For projects generating less than ,000 g.p.d., except cluster subdivisions, an Alternative <br /> System of on-site wastewater disposal approved by the Mass. Department of Environmental <br /> Protection shall be provided which has been demonstrated to generate effluent with an annual <br /> average total nitrogen concentration of 19 rng l or less. <br /> Where connection is available within loon feet to a Town sewer line, such connection small be <br /> made in lieu of the above-require facilities if allowed by the Sewer Commission. <br /> E, Landscaping. <br /> Irrigation facilities shall be installed to ensure proper maintenance of landscaping. No more. <br /> than 40% of the area within the drip line of any tree, When fully grown, may be made <br /> impervious, unless a certified arborist or landscape architect can demonstrate that the long- <br /> term health of such tree will not be adversely effected. <br /> Site plans shall indicate any proposed change of grade in areas within the drip lines of trees to <br /> be.retained. No more than 6 inches of fill may be added within said drip line (except as noted <br /> above for new trees in parking areas) unless a tree well or other arrangement designed by a <br /> certified amorist to maintain the long-team health of the tree is approved by the Board. <br /> Existing vegetation shalt be preserved wherever possible. All trees over four 4 inches in <br /> diameter at breast height shall be retained unless removal is specifically authorized by the <br /> Board. within buffer areas adjacent to streets or abutting properties, understory vegetation <br /> shall be retained unless removal is specifically authorized by the Board where not prohibited by <br /> the Zoning By-law. <br /> F. Stru ctu res. i <br /> Exterior design of buildings should be consistent with traditional Cape Cod architectural styles <br /> and materials-and with the architectural content of the abutting properties and neighborhood. <br /> For non-residential buildings within the Cif, C-1-Sv and C-1-0 districts and in the C-2 district <br /> located at the intersection of Great Deck Road North and Main Street, at least one-third 1 of <br /> the area of the first floor faade facing the street shall permit visibility of the building interior or <br /> window displays, unless the Board determines that a more appropriate alternative means of <br /> maintaining pedestrian visual interest Will be provided. <br /> For buildings containing only residential uses, the length of any single wall plane on a lot shall <br /> not exceed one hundred 100 feet measured between the two farthest points along the <br /> 4 <br />
