The Chairman expressed concern, stating materials presented
in this fashion delay the Board' s ability to make a decision.
Mr. Bornstein stated this information to be preliminary, n
decisions are expected from the Board. He world like Board
feedback in order to make any revisions deemed necessary.
The Chairman recognized Torn Quinn, Project Manager, who
explained the merits of the plan being presented. Three-unit
buildings, and less compact than the current Phase II . A goad
has been reconnected to satisfy Fire Department emergency
vehicles regulations (replacing two parking lot areas) . With
regard to setbacks, those areas located too close to conservation
land have been relocated closer to the -road. The open space area
remains in the center of the plan.
Request .is being made to attach a► garage area, eliminating
parking space in front of each of the units in Phase III, with
optional garage areas in the Middle units. There is an optional
two-car detached garage at Building 47 and 4 . There is a great
demand from residents for garage space. Additional drainage is
required between Building 49 and 50, as well as Building 44 and
45.
The Town Planner commented that some of the garages are
situated in such a way to force residents to back out of the
garage into the middle of the street, asking for a revision for
Buildings 41, 21; 24 and possibly 27 . He also suggested some
variety of building placement along the open space area to be
compared with the original layout) .
The Board requested the original approved plan a provided
four comparison purposes in the future.
. Rowley suggested the set back distances between
buildings in Phase II/Phase III be compared. Phase Il appears t
be more (visually) congested than Phase 1A/1B.
Eric Smith suggested a buffer between the buildings, if
possible.
The Chairman recognized the following members of the public:
Rosita Lacey, Trustee Windhime - Requested a copy of square
footage be provided to the Trustees.
Mary Scanlon, Trustee Windchirne - Did not comment at this
point, as she feels she has been provided, with insufficient
information.
The Chairman assured Trustees that Phase III would not be
approved until and unless Phase II has been completed to the
satisfaction of -the Board; and reminded Applicant them are
-7-
