The <br /> original approved plan, " uashnet valley East Condominium, <br /> approved by the Planning Board in 1982, Book 370, Page 77n . <br /> Attorney Mills addressed the (inadequate) parking issue. <br /> The Chairman recognized Matthew W ittey, Baxter & Nye, Civil <br /> Engineer, who explained the parking design being proposed. A <br /> variance Will be requested, twenty foot, isle, nineteen foot depth <br /> parking space from twenty feet. Minimal additional clearing <br /> (blueberry bush, portion of existing lawn, exist-in trees) . <br /> Leaching basins are being proposed for drainage. <br /> There was discussion regarding the clearing, gravel area, <br /> and location of the dut . <br /> Landscaping plan shows existing vegetation (undisturbed) , <br /> existing lawn area, mitigation plantings of evergreen. <br /> The Chairman recognized John Michaels who explained there <br /> are 132 units, originally 66 garages, one space for every unit, <br /> as well as 30 visitor spaces. Current residents- tend to be year <br /> round, rather than seasonal home owners. Currently <br /> there are 100 units year round two vehicle families. The <br /> proposed parking area will be designated as all visitor spaces. <br /> Applicant has applied for a variance from the Board of <br /> Appeals, occupying open space for parking purposes to be amended <br /> to include depth of parking space) . <br /> There was discussion regarding radius being 19 feet and 20 <br /> feet; the 'Town Planner stating 2 -feet and 24 feet is required. <br /> It was noted this is an after--the-fact request for permit, <br /> the clearing having been done illegally.. <br /> The Board suggested angle spaces and a reduction in the <br /> number of spaces be considered as a means of addressing safety <br /> issues. <br /> The Chairman recognized Thomas Cooke, who cormnented the <br /> space currently functions as a parking area.. He expressed his <br /> concern that residents may feel displaced and will parr their <br /> cans in the road, creating a hazard. He also expressed concern <br /> with flooding issues. (Mr. Cooke is the 'Trustee who notified <br /> the Planning Department of this parking condition, requesting <br /> guidance in order to comply with regulations. <br /> Nor. Cooke is. concerned about construction of a paved parking <br /> area with drainage without the benefit of resident-ial input and <br /> support. These spaces will be unassigned, used for overflow <br /> parking. representing the Trustees, he offered to plant buffer <br /> trees. -1 . <br />
