The Chairman recognized Stuart Bornstein who described the <br /> current uses to be Daddario Plumbing, and world' s Gym. Mr. <br /> Bornstein' s concern is for proposed tenants who become skeptical <br /> when told the uses on this property are limited. <br /> The Town Plainer explained all of the uses allowed within <br /> the overlay district, which do not relate to the Soo-vehicle <br /> trips (separate issue) . <br /> Mr. Bornstein requested a free hand to rent spaces <br /> eliminating the 300 vehicle trip clause. <br /> The Chairman clarified those allowances not subject to the <br /> vehicle trip clause. <br /> The Town Planner stated Petitioner is referring to property <br /> he purchased as Industrial . There was never an understanding it <br /> was to be used as Retail . 1 Allowed uses include retail or <br /> wholesale sales of furniture, major household appliances, <br /> carpeting, stone and masonry, plumbing supplies, doors and <br /> windows, lumber, glass and mirrors, electrical supplies with the <br /> exception of T.V. and electronic products. ( other retail <br /> establishments which will not generate greater than Soo-trips per <br /> day. Being two separate unrelated sections. <br /> The Town Planner further argued that if the zoning were to <br /> be changed to Commercial use, traffic conditions would be <br /> adversely affected.. <br /> Steve Dolan commented the original zoning attempted t <br /> confine certain businesses to a -particular area. Industrial <br /> zoning generates less traffic, as this happens to be one of the <br /> busiest stretches of roadway on the Cape. He considered the <br /> Wisdom of allowing any change that would result in increased <br /> traffic. <br /> Mr. Borstein argued possible detriments to the environment <br /> allowed by Industrial use, noting the surrounding areas are <br /> residential . <br /> Dennis Balzarini commented that this Petition Article will <br /> ultimately be decided by the voters at Town Meeting and that the <br /> Planning Board function is to make a recommendation. <br /> At this point the Chairman opened discussion to members of <br /> the public, recognizing Dorothea Peterson, Southport, Mashpee <br /> resident, who inquired as to whether or not the language of the <br /> Article under discussion had been taken from a previously written <br /> proposal . <br /> The Town Planner responded, "No" , explaining this to be a <br /> new Petition Article. <br /> -3- <br />
