Said Article would convert -two existing commercial properties to <br /> limited commercial use. There are many more concerned citizens <br /> other than the ten voters who have signed the Petition article. <br /> The concern is for the area, traffic neighb rhoo.d detriment. <br /> This is not spot zoning. The area surrounding the parcels in <br /> question have been zoned residential fot some time. Concerned <br /> citizens have been under the impression that the site would be <br /> used to house a County Courthouse. <br /> Ms. Fletcher pleaded her concerns to the Planning Board, <br /> making reference to the Board' s vision for the Town of Mashpee a <br /> outlined within the Comprehensive Plan. This Article begs <br /> Planning Board consideration of the Comprehensive Plan; reverse <br /> the zoning to Residential.. <br /> Ms. Fletcher admitted she and other concerned citizens took <br /> advantage of the Planning Board/Department expertise by including <br /> language in the proposed Article. he- asked that they not be <br /> denied for- doing so, but rather to be congratulated for being <br /> enterprising. <br /> In conclusion Ms. Fletcher asked the Board for help, stating <br /> concerned citizens ask for the strong support of the Board for <br /> the vision of the Comprehensive Plan, and to say "Yes" . If this <br /> i s not accomplished now, when will Mashpee finally do i t, she <br /> asked. And, if the Board doesn' t do it, who will . <br /> The Chairman recognized Richard Terry who commented that for <br /> many years Southport was an eyesore to the Town of Mashpee, due <br /> in part to vandalism and open sewerage. However, he did have a► <br /> faith that one day, given the opportunity, residents of the Town <br /> would be proud of the land located across the street. His <br /> attitude during this time was, "Let ' s give them a chance" . The <br /> "chance' took approximately ten years to rectify. Taxes remained <br /> unpaid for many years . <br /> Recently members of the community have worked very hard to <br /> make this area the credit to the community which it has become. <br /> He spoke to the fact that there was a Town vote approximately <br /> eight years ago, and to the recent residents of the Town who may <br /> now disagree. There is two-acre zoning at Southport, one unit <br /> for every two-acres. However, the project contains six times <br /> that zoning. Mr. Ferry fails to see the wisdom, he is in <br /> disagreement stating he suspects the Planning Board is not <br /> particularly proud of this decision. <br /> . Terry further commented the Southport project is one of <br /> the most intensively permitted projects within the state of <br /> Massachusetts. Addressing the issues raised regarding the <br /> preservation of Mashpee, stating it is Southport that is being <br /> preserved by way of massive units being constructed for the <br /> future, producing massive traffic conditions as well. <br /> _I . <br />
