Mr. Valle responded sometime after meeting with the <br /> Zoning Board as he is looking for certain guidelines . He <br /> also stated he is amenable to meeting with both the Town <br /> Planner and the consulting Engineer in thi-s regard. <br /> Using a visual plan Mr.. Valle explained the project <br /> intersects on Old Meetinghouse Road and Great Deck Road. <br /> A 21E and ground radar testing have been completed <br /> resulting in clean-up efforts on site. He re-iterated .a <br /> community of twelve homes is being proposed, three of which <br /> would be affordable and nine of which would be market. The <br /> design and concept of the project would enable Applicant to <br /> sell the market 'hones in a price range significantly below <br /> current market value, between Fifty Thousand and Seventy <br /> Thousand Dollars . The homes will be 1500 square feet on a <br /> 10, 000 square foot lot. <br /> Applicant has- made every attempt to comply with <br /> Planning Board current regulations regarding drainage. An <br /> entry ay into the community ha-s, been created, setbacks <br /> along old Meetinghouse Road' to act as a buffer, shared <br /> driveways, variance request for grade differential, turn- <br /> .around concerns have been addressed by the Fire Department, <br /> and review by the conservation Commission requires <br /> revegeta-tion along the riverfront area. <br /> P l a.n #1 <br /> The hones are to be very traditional and typical Cape <br /> style construction, full dormer, approximately 1400 square <br /> feet, master bedroom on the first floor, livi ing room, <br /> kitchen, dining room, downstairs bath, two bedrooms <br /> upstairs . <br /> The same footprint accommodates three upstairs <br /> bedrooms . one. market to target "empty nesters"t the other <br /> to families . <br /> Plan #2 <br /> Colonial style hone with three bedrooms upstairs . <br /> Applicant will be relying on the market demands when <br /> determining between the two designs . There will be no spec <br /> homes . All homes will be built for a particular customer, <br /> 2 <br />
