The home styles range in size from appro imately 1300
square feet to 1500 square feet. The goal being to create
a community Which -truly represents affordability.
The Town Planner stated he is most concerned about the
wastewater issue. All of the proposed homes will be Title
v systems which will create a heavy load to the river
compared to much larger projects that have incorporated de-
nitrification -systems/wastewater treatment facilities . He
suggested the project be approved subject to some type of
denitrification treatment on the property. He also
suggested consideration of a shared system, sewer
Commission involvement, and possible funding assistance
available from fees collected by the Cape Cod Commission
for projects located within the water shed.
The Town Planner suggested more detailed plans be
reviewed by the Consulting Engineer. In conversation with
the Fire Chief this date it was discovered that there are
safety concerns regarding the turn-around issue and the
distance required between buildings.
The Town Planner also noted that the plan that was
.submitted is not the same as that which is being shown.
His comments relate to the plan originally submitted which
shows the turn-around as someone' s driveway. He suggested
the Fine Department and Department of Public Works approve
the proposed turn-around.
The Town Planner .indicated his main concern is the
wastewater issue..
Attorney Glenn stated Applicant is making are attempt. •
to creme affordable housing . He stated the majority of
housing within the Town does not have denitrif-ication. He
stated it would be inappropriate to begin a deni:trification
policy with affordable housing, approximately ninety
percent of the houses located within the Mashpee Riven
district are not de-nitrified.
(Steve Dolan arrived at the. Meeting at this point
P.M. )
t this point the Chairman interjected that this is a
concern the Town is attempting to resolve, raising concerns
with proposed development that does not take into
consideration the serious condition of the Mashpee River
3
