MASHPEE ZONING BOARD OF APPEALS <br /> Petitioner: Habitat for Humanity of Cape Cod, Inc. <br /> Owner of record: Town of Mashpee <br /> 6 Park Place Way <br /> Mashpee, MA 02649 <br /> CP-2011-48 <br /> 15. On November 16, 2011, the Petitioner filed a Petition for a Comprehensive Permit <br /> with the Town Clerk. The Town Clerk retained the Petition with original <br /> signatures. The Petitioner delivered the remainder of the date-stamped copies to <br /> the ZBA office. <br /> 16. On November 18, 2011, the ZBA distributed copies of the complete Petition to <br /> the appropriate Town Departments for review and comment. <br /> 17. On November 21, 2011, DPW Director Catherine Laurent sent a memo to the <br /> ZBA recommending revision of the site plans. She requested provision of a small <br /> turning area on the property to avoid backing of vehicles out of the driveway <br /> directly into the street. She also requested installation of a paved apron from the <br /> edge of the paved road to the property line. On December 7, 2011, Ms. Laurent <br /> sent a memo to the ZBA office indicating that she had met with the Petitioner and <br /> that the driveway issue had been resolved to her satisfaction. On December 13, <br /> 2011, Habitat submitted revised site plans to the ZBA addressing the driveway <br /> changes. <br /> 18. On December 12, 2011, the ZBA office received a memo from the Board of <br /> Health restricting the Project to three bedrooms. <br /> II. PROJECT AND PROPERTY DESCRIPTION <br /> 1. The Project at 6 Park Place Way is depicted and described in: the Petition, the site <br /> plans of J.M. O'Reilly & Associates, Inc. dated 05/26/11, Revised 9-1-11 and 12- <br /> 9-11, and various memos submitted by the Petitioner. Collectively, the various <br /> plans that were submitted shall be hereinafter referred to as the Plans. <br /> 2. The Property contains approximately 23,157 square feet of land. It does not <br /> conform to the lot size of 80,000 square feet required within an R-5 zoning <br /> district. <br /> 3. The Project conforms to the lot coverage, frontage, front setback, side setback and <br /> rear setback requirements. <br /> 4. The Project calls for construction of a 44x30-foot, single-family home plus a 120 <br /> square-foot porch on the Property. Interior space will consist of 1,200 square feet. <br /> The dwelling will have an unfinished basement area. <br /> 5. The Project will meet the published Leadership in Energy & Environmental <br /> Design (LEED) minimum standard of a `Gold Rating' of 70 points and will <br /> achieve an Energy Star Home Energy Rating System (HERS) rating of less than <br /> 60 points. All appliances will be Energy Star rated; all windows and doors will <br /> 3 <br />
