He al s <br /> g so made+ <br /> reference to a previous request for a vote from the Planning t <br /> Board to convert the quadraplex units into duplex units, which <br /> had been approved after review of the plan, r <br /> t <br /> Mr. Grassetti stated it has been his experience that the <br /> duplex units market a lot easier, and require less driveway area. <br /> Making reference to the plan, Mr. Grassetti requested approval to <br /> break up the quadraplex units in the sections indicated., , <br /> Mr. Grassetti provided a copy of the entire plan, on which <br /> he pointed out to the Board the two areas under discussion. Mr. "• ` <br /> P ,. <br /> Grassetti noted the original large garage structures had proven �to be unmarketable. <br /> Mr. Grassetti informed the Board that all of the original <br /> Special Permit requirements have been respected. <br /> Dennis Balzarini asked Mr. Grassetti to clarify his request, 4 <br /> to which he responded, breaking a quadraplex into two (2) <br /> duplexes, maintaining the same fundamental style, deleting <br /> blacktop and garages outward of the buildings. Mr. Grassetti <br /> also clarified that although the units have gravitated towards a , <br /> senior community, the project is not designated as such. <br /> The Chairman inquired as to the compensatory clearing line, , ' <br /> to which Mr. Grassetti stated, "we are a little over" .
