r <br /> Modification of the Special Permit. <br /> In response to an inquiry by the Chairman, Attorney Butler <br /> . , stated the Title work has been updated, no liens found; <br /> he agreed to search further. <br /> N. The Chairman then asked for Board comments. Dennis <br /> Balzarini inquired as to the elevation of the buildings. <br /> f Attorney Butler said they would be the same. <br /> Mr. Eldredge and Mr. Dolby provided an answer of pounds <br /> nitrogen f 1 ow to be 1.5 pounds per day. <br /> The Chairman expressed a continued concern regarding the <br /> outer edges of the project as it would relate to the Mashpee <br /> River Corridor Woodlands/conservation land and asked how the <br /> Town would benefit by amending the Plan along the edges. <br /> Attorney Butler answered it would not be detrimental to the <br /> neighborhood, nor would it be in derogation of the spirit and <br /> intent of the zoning Bylaw. <br /> The Chairman reiterated there appears to be more disruption <br /> along the edge as compared to the original Plan, and that his <br /> concern is for the habitat. (References were made to the Plan. ) <br /> He then made the point that originally there were buildings <br /> proposed for said areas (and beyond) that were relocated because <br /> 4 of this issue. The requested amendment seems to place units back <br /> r � into areas where they had been removed, (There was brief <br /> discussion regarding building locations within the areas of <br /> concern. ) <br /> f The Chairman recognized Thomas Fudala who informed the Board <br /> ' of a comment from Selectman Costa who mentioned calls received <br /> rl from the residents of S andl ewood regarding their concerns for the <br /> 01 <br /> project. (The Chairman determined there was no one present from <br /> Sandlewood. ) Attorney Butler mentioned all abutters have been <br /> 1:1tI not if ied <br /> Patrick Coffey inquired if the possible use of the Com. <br /> Electric easement had been explored. Attorney Butler answered <br /> that contact with Com Electric' s Cambridge counsel would be <br /> required and reviewed on an ad hoc basis. (There was brief <br /> discussion regarding traffic options, dangers, access. ) Patrick <br /> Coffey asked if building the original plan would be an option, to <br /> which Attorney Butler answered, nNo. n "It Is not an option. " <br /> (The need for another site walk was discussed. ) <br /> The Chairman recognized Eric smith who commented on the <br /> sense of community issues raised earlier by unit owners, and <br /> suggested the Board consider the issues of crime prevention and <br /> appropriate lighting. <br /> Mr. Eldredge said the main streets would have post lights, <br /> the crescents would also have lighting. <br /> Attorney Butler said he appreciated comments made by the <br /> unit owners regarding community; it is his belief that <br /> architectural design will not have a detrimental impact. <br /> The Chairman recognized Eileen Prose who stated the unit <br /> owners had not requested a post office and a clubhouse had <br /> already been proposed. she feels the position of garages and <br /> { porches across the front of units hinders visual access from the <br /> front of the units and is unsafe. <br /> -16- <br />
