MASHPEE ZONING BOARD OF APPEALS <br /> Mashpee Housing Authority and Housing Assistance Corporation <br /> Breezy Acres Phase II—570 Old Barnstable Road <br /> Mashpee, MA 02649 <br /> CP-10-29 <br /> 6. During the public hearing, the Applicant was represented by representatives of the <br /> Housing Assistance Corporation, Attorney Andrew Singer, architects from <br /> Brown, Lindquist, Fennucio &Raber, Inc. (`BLFR") and the engineering firm of <br /> Horsely Witten Group, Inc. ("HWG"). <br /> 7. During the hearing, the Board received comments and correspondence from <br /> various Town boards and officials, including, without limitation, the Mashpee <br /> Fire Department. <br /> 8. At the hearing of September 8, 2010, the Applicant presented revised plans that <br /> were responsive to the Board's concerns. <br /> 9. The Applicant Housing Assistance Corporation("HAC") is a non-profit <br /> organization. The Applicant Mashpee Housing Authority("MHA") is a local <br /> governmental entity formed under G.L. c 121B. Accordingly, the jurisdictional <br /> requirements under 760 CMR 56.04(1)(a) have been satisfied. <br /> 10. The subsidizing agency is the Massachusetts Housing Partnership. Per a Project <br /> Eligibility Letter ("PEL") dated June 14, 2010, project eligibility was granted for <br /> the original project. Accordingly, the jurisdictional requirements of 760 CMR <br /> 56.04(1)(b)have been satisfied. <br /> 11. The MHA owns the Property. Accordingly, the jurisdictional requirements of 760 <br /> CMR 56.04(1)(c) have been satisfied. <br /> II. PROJECT AND PROPERTY DESCRIPTION <br /> 1. The Project is depicted and described in: the Application, the site plans of HWG, <br /> dated June 4, 2010, as revised on September 7, 2010, the architectural plans of <br /> BUR dated June 9, 2010 and various memos submitted by the Applicant. <br /> Collectively,the various plans that were submitted shall be hereinafter referred to <br /> as the"Plans." <br /> 2. The Property, which is presently improved by the six-unit Breezy Acres I project, <br /> is in the R-5 Zoning District. The Property contains approximately 6.2 acres. <br /> 3. Outside of the proposed development area, the Property is substantially wooded. <br /> After the development of the Project, the Property will still contain a substantial <br /> amount of open space. <br /> 4. The Application is for ten (10) new rental units, arranged in five duplex buildings. <br /> The ten new units will contain a total of 22 bedrooms. Eight of the units will <br /> contain two bedrooms and the remaining two units will contain three bedrooms. <br /> 2 <br />
