Parking in front of Building #32 has been reconfigured. <br />John Kuchinski asked about accessibility of garage spaces. <br />Mr. Eldredge indicated spaces are as originally approved, forty <br />(oo) feet. Reference was made to the plan, Kitti wake Crescent. <br />Mr. Eldredge informed the Board of his attempt to minimize <br />the number of cars backing out directly onto the main roads. Two <br />parking spaces have been provided for every unit, including <br />parking directly in front of the garage. The original garages <br />were 20 x 20; the proposed are 22 x 24. <br />John Kuchinski inquired as to the status of the retaining <br />wall/visibility. Mr. Eldredge indicated a terraced wall behind <br />the two buildings in question. <br />Mr. Rowley suggested turning the center line of the garages <br />to a radial position for easier access. Mr. Eldredge was <br />receptive to this suggestion. <br />John Kuchinski inquired as to green/tree areas on the plan. <br />Mr. Eldredge suggested a realistic clearing limit. <br />The -Chairman pointed out the Developer has indicated on <br />several occasions every attempt will be made to save the large <br />trees. Mr. Eldredge suggested clearing only what is necessary <br />for excavation of the foundations, leaving everything else, and <br />proceed with selective clearing at that point. <br />With regard to the construction of the retaining wall, Mr. <br />Eldredge explained the proposed grades were forty (40) feet at <br />the rear of the building., with the basement floor elevation <br />of forty-five ( 45 ) feet. The grade of the building has been <br />dropped to allow the basement just above forty providing a flat <br />area of terrace in the back, rather than the existing sloped <br />area. Two stepped retaining walls are being proposed, a planting <br />area has been factored into the design. Mr. Eldredge indicated <br />his preference for a versoloc wall, to be designed by an <br />engineer. (There was some discussion regarding the construction <br />of the wall.) <br />The Chairman asked if the area is to -be landscaped/screened, <br />including a retaining fence. Mr. Eldredge replied, "Yes." <br />"There would have to be a retaining fence.,' <br />John Kuchinski commented it appears the green area is <br />disappearing, and the tree line is shrinking. Mr. Eldredge <br />replied the tree line remains the same. <br />The Chairman inquired as to the change of pitch, two ( 2 * ) <br />percent into the parking lot. Mr. Eldredge indicated the catch <br />basin, the remaining drainage is to be as previously proposed on <br />the construction drawings. <br />-4- <br />
