Lebewohl <br /> Representative: Attorney, Kevin Kirrane, DKM&G <br /> Arch itect/Enaineer: Solli Engineering <br /> Re uest: Sherman-Williams Retail Paint and Supply Store. <br /> Proposing a new 4,000 sq. ft. building. Also a 40 sq. ft. sign. <br /> Application is scheduled with the Planning Board. <br /> Mr. Kirrane represented the application for the proposed building. Also <br /> present was Casey Burch with Solli Engineering, and Chad Brubaker with <br /> Liscotti Building. Mr. Kirrane gave a brief history of the former building that <br /> is now a vacant lot, and has three road ways that impact this site. There <br /> was an application several months ago for a Dollar Store that required <br /> several variances in order to accomplish that project, but this particular <br /> building is designed somewhat smaller and conforms to the requirements <br /> of the Zoning Bylaws in terms of the appropriate setbacks. Therefore it does <br /> not require to be before the Zoning Board seeking any variance relief. The <br /> lot is located in the Overlay Water Resource Protection District that falls <br /> under the Planning Board jurisdiction, and a Special Permit application has <br /> been submitted. <br /> The building is 4,000 sq. ft. and meets the setback criteria from Rte. 151, <br /> and Ninigret Ave. The business will be occupied by a Sherman-Williams <br /> retail paint store which is probably less intensive use than the previous <br /> proposed Dollar Store, and will have adequate parking as required under <br /> the bylaws. There will be parking located in the front and the side of the <br /> building to avoid any patrons parking in the rear of the site which is adjacent <br /> to a residential area. The Planning Board does have the authority to grant <br /> relief from that requirement. This is an excellent proposal and affords the <br /> opportunity to develop a commercially zoned site which has sat empty for <br /> many years, and will provide an opportunity to clean up a valuable site for <br /> the Town. <br /> There is a dumpster located on the site, and the driveway is shared with the <br /> adjacent Andy's Market which is the location of a paper road, and will <br /> remain the access to Rte. 151, <br /> i <br />
