• Zoning Board of Appeals <br />Minutes <br />May 16, 2006 <br />Jobs & Whiting Residential Neighborhoods Affordable and Unit Plans: <br />Special Counsel made note of a potential conflict with existing traffic <br />patterns in Phase 4 as referenced Lots 1-7 and 14-25. The lots are very <br />narrow and the plan was recommended to be reconfigured. <br />In response, Mr. Storrs indicated the commercial parking lot would be <br />considered a mixed use parking lot. In accordance with Item 5 of the <br />hand-out, the current plan provides for the parking demand. Two spaces <br />are considered for each one bed or studio apartment. Mr. Storrs stated that <br />he did not want to pave more areas than necessary or mandate more than <br />two spaces per unit. Street parking was noted to be available for visitor <br />parking. <br />With regards to units 1-7, Mr. Riley suggested the second car utilize the <br />parking lot, across from the drive and assign to units that back up to <br />parking spaces, spaces inside islands for units 15-23. However, this <br />• recommendation would take away parking spaces from Mashpee <br />Commons. It was noted the ZBA cannot alter the special permit issued to <br />Mashpee Commons. The parking as presently outlined by the architect <br />meets the parking demand under the special permit. <br />In recap items to be reviewed at the next meeting as follows; <br />Review of Colchester Lane, grades etc. <br />Reduce the size of Phase I <br />Spreadsheet that reflects the phasing plan or a refinement based upon <br />input <br />Begin review of waivers, blanket designation <br />11x17 color coded plan <br />Information regarding Canning parcel <br />Consideration to add additional affordable housing units <br />(Mashpee Commons providing approximately 100 affordable units or <br />25%) <br />Special Counsel to report on moderate deed restricted housing <br />Robert Woohidge, ADA Committee urged the issue of handicap <br />accessibility to be considered early in the process and for all ranges of <br />housing. <br />• <br />
