Town of Mashpee <br /> d <br /> MASHPrE ZONING BUAKD UP APPEALS 16 Great Veck <br /> �c�+ load JUorth <br /> •�y i i� <br /> ,���w Decision for a Variance Mashpee,Massachusetts 02649 <br /> RE: Janice Lundgren 12 Cross Tree Way <br /> Map 112 Parcel 21 <br /> V-03-110 <br /> A Petition was filed on July 25, 2003 by Janice Lundgren of Wayland, <br /> Massachusetts for a Variance from Section 174-31 of the Zoning By-laws to vary the <br /> current setback requirements on property located in an R-3 zoning district at 12 Cross <br /> Tree Way (Map 112 Block 21) Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, <br /> a newspaper of general circulation on August 1, 2003 and August 8, 2003 a copy of <br /> which is attached hereto and made a part in the Town of Mashpee, on hereof. <br /> • A Public Hearing was held on the Petition at the Mashpee Town Hall on <br /> Wednesday, August 13, 2003 at which time the following members of the Zoning Board <br /> of Appeals were present and acting throughout: Marshall Brem, Zella Elizenberry and <br /> Richard Guerrera. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A Section 10 and the Town of <br /> Mashpee Zoning By-laws. <br /> Anthony Ferragamo, Architect, represents the petitioner in this hearing. They are <br /> seeking to alter a pre-existing, non-conforming structure and rebuild a slightly larger <br /> structure. They are seeking a 7.7-foot variance in order to add a new roofed entry-deck <br /> and steps, which would infringe on the current setback requirements. The Board feels <br /> this would be an improvement to the overall look of the property and fit in better with the <br /> • neighborhood. The lot coverage will be 15.20/o, a small increase from 14.7% and still <br />
