Mashpee Zoning Habitat for Humanity 2 <br /> Board of Appeals Chapter 4013-Sp-02-142 <br /> Mr. Dickinson said that an affordable home is one that can be purchased by <br /> persons whose income does not exceed 80% of the median income of Barnstable County. <br /> The proposed home will be constructed with private contributions and volunteers. The <br /> homes will be sold to families who must put in 500 hours of"sweat equity" in helping to <br /> build the homes and whose income does not exceed 80% of the median income. Mr. <br /> Dickinson stated that Habitat for Humanity advertises for the homes <br /> through the radio and the newspaper. Applicants are subject to a credit check. The <br /> Family Selection Committee visits and interviews the applicants to determine if they <br /> meet all requirements. Through this process of elimination, a group of finalists is put in a <br /> lottery from which three families arepicked. <br /> L <br /> SPECIFIC FINDINGS f <br /> The Zoning Board of Appeals determined that: <br /> 1. the subject property is located at 29 Sandy Fox Drive and consists of 15,000 <br /> square feet. <br /> 2. the Board of Selectmen has determined that the project meets all criteria for a <br /> Local Initiative Plan and the Board is in full support of the project <br /> 3. the Mashpee Affordable Housing Committee is in full support of the project. <br /> 4. the Board of Selectmen has waived its fees, the Town of Mashpee has <br /> contributed the land, and the ZBA has waived the application and abutter <br /> notification fees. <br /> 5. the subject parcels are similar in size to the developed lots in the subdivision. . <br /> 6. Mashpee is currently under the 10% state requirement for affordable housing. <br /> 7. the project complies with Mashpee's Comprehensive Plan and objectives. <br /> In view of the foregoing,the Mashpee Zoning Board of Appeals found that the <br /> Petitioner met the criteria necessary for the granting of a Chapter 40B Comprehensive <br /> Permit. Upon motion duly made and seconded, the Zoning Board of Appeals voted <br /> unanimously on December 11, 2002 to grant a Comprehensive Permit under Chapter 40B <br /> to allow for construction of an affordable home on 29 Sandy Fox Road. This Decision is <br /> conditioned upon compliance with site plans from Canal Land Surveying, 306 Old <br /> Plymouth Road, Sagamore Beach, MA., dated February 8, 2001, revised April 6, 2001, <br /> Project Number 00-152.
