Mr. Dimetrio is seeking relief to erect a <br /> sign in excess of 20 square feet, which the law permits. The sign he proposes is 39.9 <br /> square feet and will be place on Simons Road. He feels the size of this sign is essential to <br /> i <br /> the potential patrons of his client Trinity Place. The Board moves to grant the Special <br /> Permit. <br /> � I <br /> GENERAL FINDINGS <br /> 1. subject property is located at Simons Road and consists of 54,491 square <br /> feet. <br /> SPECIAL PERMIT CRITERIA <br /> Section 174-17 of the Mashpee Zoning By-laws and Massachusetts General II <br /> I I <br /> Law Chapter 40A, Chapter 6, require a finding that the extension, alteration or change ' <br /> shall not be substantially more detrimental to the neighborhood than the existing <br /> non-conforming use. <br /> SPECIFIC FINDINGS <br /> 1. there is adequate land area to provide sufficient parking. <br /> 2. while the proposed sign will increase the non-conforming nature of the I� <br /> structure, the changes will not result in a structure or use which is more r <br /> detrimental to the neighborhood than the prior non-conforming structure and <br /> i <br /> its use. G <br /> l <br /> Id <br /> In view of the foregoing, the Mashpee Zoning Board of Appeals found that the <br /> � <br /> applicant met the criteria necessary for the granting of a Special Permit. Upon motion j <br /> duly made and seconded, the Zoning Board of Appeals voted unanimously on November i <br /> 13, 2002, to grant a Special Permit.
