Attorney Lebherz said that the subject <br /> property is in a Commercial zoning district and that the proposed use is encouraged by <br /> the Town of Mashpee and in conformance with the By-law. <br /> 1 T, <br /> Ms. Katsoulis and other abutters at 661 Falmouth Road expressed concern with <br /> parking space and flow of traffic and delivery trucks. <br /> GENERAL FINDINGS <br /> �t <br /> 1. that the subject property is located at 681 25AA Falmouth Road. <br /> WI <br /> SPECIFIC FINDINGS <br /> I 'I <br /> In accordance with section 9 of Chapter 40A and Section 174-24C of the <br /> Mashpee Zoning By-laws,the Board determined: <br /> • that the proposed use and development are consistent with applicable law, <br /> rules and regulations. <br /> • that there will be no adverse effect on public health or safety. <br /> • that there will not be an excessive demand upon community facilities created <br /> as a result of the proposal. <br /> • and that there will not be a significant adverse impact on the environmental <br /> factors listed in Section 174-24.C.2. I� <br /> • in granting the Special Permit,the Board is eliminating a non-conforming <br /> condition in the 50-foot buffer zone that currently exists across the street from <br /> the subject property. <br /> I <br /> In view of the foregoing,the Mashpee Zoning pp Board of Appeals found that the <br /> applicant met the criteria necessary for the granting of a Special Permit. Upon motion <br /> duly made and seconded,the Zoning Board of Appeals voted unanimously on May 10, <br /> 2000,to grant a Special Permit. The Special Permit is conditioned upon compliance with <br /> the following: <br /> I� <br /> 1. that the applicant shall maintain an office at Deer Crossing. <br /> 2. that all servicing and repair of vehicles shall be done off site. I I! <br /> 3. that signage shall be displayed on the existing signboard. <br /> 4. that signage on cars shall be restricted to yellow acrylic crayon and limited to <br /> glass only. <br /> 5. that the applicant shall be limited to display a maximum of four(4)vehicles at <br /> a time on the subject property. <br /> 6.
