May 18 Q4. u9:o* <br /> There is literally only one place a greenhouse can be built on this lot because of grade, <br /> septic and setbacks. <br /> • A greenhouse's length needs to run east-to-west so that the long side faces due south. j 5; <br /> • To receive sun (and not shade) during the winter when the sun sits lower in our sky <br /> (on the Cape at 42 degrees latitude), a greenhouse must be approximately thirty feet <br /> from buildings and trees whose height is 20 feet. !I <br /> • The right rear corner of the lot would be an option as far as setback requirements but !I <br /> would need 3-4 feet of soil removed in order to obtain level ground AND all trees, <br /> between the greenhouse and the property line, would need to be cleared to receive <br /> winter sun. <br /> The option at the left rear, although it exceeds present setback requirement, would <br /> seem to be a more suitable location for both neighbor and home owner. The corner of <br /> the greenhouse would be 15 feet from the left property line but it would be at an <br /> elevation 12-15 feet higher than the road making it appear less close to the road. Both li <br /> the back and sides of this slope are wooded so only one wall would be visible from the <br /> street corner. <br /> i <br /> As homeowners, as gardeners and as residents of Mashpee, we are aware of and <br /> concerned about the environment and would truly prefer to see a generous buffer between <br /> lots. <br /> i <br /> We want also, to preserve the charm of our neighborhood and of our town. Every effort <br /> has been made to model the greenhouse after the existing house. The roof is salt-box style <br /> the exterior stain was mixed to match the vinyl siding, the trim was ordered in 3.5 inch <br /> width(the same as on the house), the shingles are architectural shingles and are the same <br /> color and style as on the house. <br /> Our intent, when buying this home, was to build a greenhouse. From before we closed <br /> until after the materials were delivered several times we were told a greenhouse could be <br /> built on this specific property.
