Mashpee Zoning Habitat for Humanity 2 <br /> Board of Appeals Chapter 40B-V-01-46 <br /> 37 Dixon Drive <br /> Mr. Dickinson stated that Habitat for Humanity advertises for the homes <br /> through the radio and the newspaper. Applicants are subject to a credit check. The <br /> Family Selection Committee visits and interviews the applicants to determine if they <br /> meet all requirements. Through this process of elimination, a group of finalists is put in a <br /> lottery from which three families are picked. �Y <br /> Mr. John Ryder, an abutter at 36 Dixon Drive, studied the plans and asked several <br /> questions. He expressed concern with property values being negatively impacted with <br /> the proposal and that the open space is going to be "filled in with houses". Mr. Regan <br /> replied that the subject lots are considered buildable lots. <br /> ' I <br /> SPECIFIC FINDINGS .k <br /> The Zoning Board of Appeals determined that: <br /> 1. the subject property is located at 37 Dixon Drive and consists of 15,111 <br /> square feet of land. <br /> 2. the Board of Selectmen has determined that the project meets all criteria for a ! j <br /> Local Initiative Plan and the Board is in full support of the project <br /> 3. the Mashpee Affordable Housing Committee is in full support of the project. <br /> 4. the Board of Selectmen has waived its fees,the Town of Mashpee has j <br /> contributed the land, and the ZBA has waived the application and abutter <br /> notification fees. j <br /> 5. the subject parcels are similar in size to the developed lots in the subdivision. tit t <br /> 6. there is significant sloping topography on the subject lot. <br /> 7. the subject lot meets the frontage, lot coverage and setback requirements. <br /> 8. Mashpee is currently under the 10% state requirement for affordable housing. j <br /> 9. the project complies with Mashpee's Comprehensive Plan and objectives. <br /> I ' <br /> j <br /> In view of the foregoing,the Mashpee Zoning Board of Appeals found that the <br /> Petitioner met the criteria necessary for the granting of a Chapter 40B Comprehensive j <br /> Permit. Upon motion duly made and seconded,the Zoning Board of Appeals voted <br /> unanimously on April 11, 2001 to grant a Variance of 64,899 square feet from the land <br /> space requirements to allow for construction of the affordable home on 37 Dixon Drive. <br /> This Decision is conditioned upon compliance with Canal Land Surveying plan entitled <br /> 17 Dixon Drive, Mashpee, MA., Site Plan Showing Proposed Dwellings Prepared for <br /> Habitat, County Road&Dixon Drive, Mashpee,MA.,Project Number 00-151,February <br /> 8,2001" and plan entitled"Habitat for Humanity of Cape Cod, 37 Dixon Drive, <br /> Revisions: 7 April 2000, 18 June 2000 and 05 March 2001". <br /> i <br /> 4' I <br /> i <br /> i <br />
