- -- - --- -- <br /> Mashpee Zoning Minutes—May 9, 2001 6 <br /> Board of Appeals <br /> Mr. Govoni read a letter from the Fire Department requesting installation of"a fire alarm <br /> system consistent with the provisions of the Code of the Town of Mashpee Section 47-3". <br /> Mr. Crowe said that he installed four new smoke detectors in the basement area. <br /> Mr. Govoni read a memo from the Board.of Health limiting the number of bedrooms to <br /> five. <br /> ij <br /> No comments were received from abutters. <br /> Mr. Borgeson moved to grant the Special Permit. Mr. Brem seconded. All agreed. <br /> Robert J. Bowes, et al Trustees—Requests a Special Permit under Section 174-17 of the <br /> Zoning By-laws for permission to expand a pre-existing,non-conforming dwelling with <br /> an addition on property located in an R-3 zoning district at 9 Bosun's Lane(Map 111 <br /> Block 84)Mashpee, MA. <br /> Sitting: Edward M. Govoni, James E. Regan III and Robert G.Nelson. <br /> Mr.Peter Maglione represented the Petition and stated that Mr. Bowes was out of state <br /> and Mrs. Bowes was home with a sick child. Mr. Maglione said that he plans to build <br /> the addition for the Petitioner. <br /> Mr. Maglione explained that the Board granted a Special Permit and a Variance to <br /> the Petitioner in 1992 to allow for construction of an addition and a garage to the <br /> pre-existing, non-conforming dwelling. The Petitioner only built the garage. The request <br /> is to allow for construction of the addition that was originally proposed and approved by <br /> the Board in 1992. The addition would connect the house to the garage. <br /> i <br /> Mr.Brem asked for the exact lot coverage and insisted that it would be over the allowed <br /> 20%lot coverage. Mr. Maglione said that Zoning By-laws concerning lot coverage were <br /> adopted after 1992 and that the dwelling is a pre-existing,non-conforming home. Mr. <br /> Sanicki said that the decks are included in the lot coverage, but that he was not sure of the <br /> exact total lot coverage with the proposal. Mr. Regan reviewed the 1992 file and found i <br /> that proposed lot coverage would be over 25%. <br /> No comments were received from abutters. <br /> I <br /> Mr. Reganan moved to grant the Special <br /> Permit, subject to findings of Specialecial Per <br /> mrt <br /> SP-92-39 andIan dated 4/13/92. Mr.Nelson seconded. All agreed. <br /> Paul A. Rose—Requests a Variance from Section 174-31 of the Zoning By-laws for <br /> permission to vary the frontage requirements to allow for construction of a single-family <br /> home on property located in an R-5 zoning district at 253 Great Neck Road North <br /> (Map 52 Block 61)Mashpee,MA.
