Mashpee Zoning Minutes—May 9,2001 <br /> Board of Appeals 7 <br /> Mr.Rose represented his Petition and stated that he is under agreement to purchase the <br /> subject property that consists of over 8 acres of land. Access to the parcel is via a narrow <br /> 14-foot wide, 300-foot long strip of land that opens out to the rest of the huge 8-acre <br /> parcel. Mr. Rose is requesting Variance relief from the frontage requirements to allow <br /> for construction of a single-family home on the subject property. <br /> Mr. Govoni read a letter from the Board of Health indicating that the lot had been perked <br /> on March 25, 2001. <br /> Mr. Brem questioned the location of the home. Mr. Rose said that he wanted to receive <br /> Variance relief from the ZBA before contracting an engineer to design house plans. He <br /> said that he plans to build a large barn in addition to a home on the parcel. <br /> i <br /> No comments were received from abutters. <br /> i <br /> Mr. Regan moved to grant a Variance of 136 feet from the frontage requirements. Reiffarth—Request a Special Permit under Section 174-20 f <br /> of the Zoning By-laws for permission to demolish an existing structure and construct a <br /> single-family home on property located in an R-3 zoning district at 422 Monomoscoy <br /> Road(Map 124 Block 48)Mashpee,MA. <br /> Sitting: Edward M. Govoni,Robert G.Nelson and Marshall A. Brem. <br /> Mr. David Sanicki of Cape &Islands Engineering represented the Petitioner and <br /> submitted photos of the subject property. He stated that the existing dwelling would be f <br /> demolished to allow for construction of a new home on the subject property.An updated <br /> i <br /> septic system <br /> was installed on the property within the last two to three years. He � <br /> informed the Board that the Petitioner recently purchased another 10 feet of frontage. <br /> I <br /> The Board of Health has approved the existing septic system and construction of a <br /> three-bedroom home on the property. The Conservation Commission has also approved I <br /> the proposal. <br /> Mr.Nelson commented that the proposal looks as though its being' "sandwiched in"on <br /> the small lot.
