Mashpee Zoning Jonathan H. Leach, VMD SP-01-72 2 <br /> Board of Appeals <br /> The subject property consists of 1.02 acres of land in a C-2 zoning district with <br /> frontage on Main Street. The proposed building would be a single-story frame structure <br /> and approximately 3 888 square feet in size. The proposal is an - <br /> allowed use within � <br /> pp Y q p p naC 2 <br /> zoning district with grant of a Special Permit by the Zoning Board of Appeals. All <br /> activity will be conducted indoors on a scheduled appointment basis. No boarding of <br /> animals is proposed. Traffic generated by the establishment would be minimal. The <br /> proposal meets the parking requirements. <br /> The Board has granted the Petitioner a Variance from the setback requirements on p <br /> the subject property to allow for construction of the building. <br /> The project has been designed according to the requirements of the Groundwater <br /> Protection District. Because the bodies of any dead animals will be disposed of outside <br /> the Town of Mashpee by a special contractor, the proposal will not involve the use of <br /> hazardous waste. <br /> 11 <br /> Mr. Maronery discussed the proposed landscaping of the subject property. 'I <br /> I <br /> No comments were received from abutters. <br /> GENERAL FINDINGS <br /> 1. that the subject property is located at 482 Main Street and consists of 1.02 <br /> acres of land. <br /> SPECIFIC FINDINGS <br /> j <br /> 174-24.C.2 Special permit use <br /> A special permit may be issued only following the procedures specified by the <br /> General Laws and may be approved only if it is determined that the proposed use <br /> or development is consistent with applicable state and town regulations, statutes, <br /> bylaws and plans, will not adversely affect public health or safety, will not cause l <br /> excessive demand on community facilities, will not significantly decrease surface <br /> or groundwater quality or air quality, will not have a significant adverse impact on <br /> wildlife habitat, estuarine systems, traffic flow, traffic safety, waterways, <br /> fishe <br /> riesp ublic lands or neighboring properties, will not cause excessive levels of <br /> g g <br /> noise, vibrations, electrical disturbance, radioactivity or glare, will not destroy or <br /> disrupt any species listed as rare, endangered or threatened by the Massachusetts j <br /> Natural Heritage Program or any known historic or archaeologic site, will not <br /> produce amounts of trash, refuse or debris in excess of the town's landfill and <br /> waste disposal capacities, will properly dispose of stumps, construction debris, <br /> hazardous materials and other waste, will provide adequate off-street parking, will <br /> not cause excessive erosion or cause increased runoff onto neighboring properties <br /> or into any natural river, stream, pond or water body and will not otherwise be <br /> detrimental to the town or the area. <br />
