Board of Appeals Doe Family Trust/ 99 West Inc. SP-96-12 2. <br /> Attorney Kevin M. Kirrane represented the Petitioners and informed the Board <br /> that the Doe Family Trust II is the prospective purchaser of a lot situated at the comer of <br /> Great Neck Road, North and Ryan's Way. He explained to the Board that the Applicants <br /> had met on two occasions with the Design Review Committee and that the Applicant had <br /> made significant changes to its initial development plan consistent with its <br /> recommendations. <br /> Attorney Kirrane indicated that the Applicant proposes to construct a fifty-seven <br /> hundred (5,700 sq. ft.) square foot restaurant building which will be capable of servicing <br /> one hundred fifty-eight (158) patrons. He indicated to the Board that the property is <br /> zoned for this use upon the grant of Special Permit relief from the Board of Appeals. He <br /> also indicated that the Applicant requires Variance Relief to address two (2) aspects of the <br /> design which do not conform to the existing requirements of the Zoning By-law. The <br /> proposed access to the restaurant parking area from Ryan's Way does not conform to the <br /> two hundred foot(200') access way separation requirement and the dimension of the <br /> parking spaces is less than the dimension prescribed by the Zoning By-law. <br /> Attorney Kirrane further informed the Board that the company has developed and <br /> operated since the 1960's; the chain currently operates at thirty-three (33) different <br /> locations and has restaurants accommodating as few as eighty(80) and as many as eight <br /> hundred (800) patrons. Attorney Kirrane suggested that the years of restaurant <br /> experience at various locations was called upon when developing a workable plan for this <br /> site, and suggested that the longevity of the business and the number of sites is a testament <br /> to the quality of the business and the product it serves to the public. <br /> Comments were received from the Director of Public Works, the Board of Health <br /> agent and the Town Planner, Comments were received at the meeting from abutters and <br /> interested citizens and the revised engineering, landscaping and lighting plans were <br /> reviewed by the Board. <br />
