Board of Appeals Doe Family Trust /99 West Inc. V-96-11 3. <br /> The Board of Appeals made the following findings: <br /> 1. The subject property is situated at the corner of Ryan's Way and Great Neck <br /> Road,North in the C-1 Zoning District. There is a curb cut restriction <br /> preventing an entrance to the property from Great Neck Road, North, <br /> 2. The parcel consists of 2.07 acres and has a combined frontage in excess of four <br /> hundred fifty(450) linear feet on both of the ways which abut the parcel. <br /> 3. The subject matter parcel has frontage on Ryan's Way consisting of two <br /> hundred seventy-five(275') feet, more or less. <br /> 4. Ryan's Way intersects with Great Neck Road, North and an access driveway <br /> to the abutting condominium complex, commonly referred to as Sandpiper <br /> Village. <br /> 5. Both of these intersecting ways preclude the location of an access way to the <br /> proposed restaurant site that maintains a two hundred (200') foot distance <br /> between said access ways as called for by Section 174-40 of the Zoning By- <br /> law. <br /> 6. The Applicant proposes one hundred thirty-five (135) parking spaces which <br /> have a dimension of nine(9')by eighteen (18') feet and two hundred seventy <br /> (270) sq. ft.) square feet per car in lieu of a dimension of nine (9') feet by <br /> twenty(20') feet and three hundred (300 sq. ft.) square feet per car as called <br /> for by Section 174-35 of the Zoning By-law. <br /> 7. The Applicant maintains that in order to service the needs of its patrons and to <br /> accommodate its employees there is a need for the number of spaces shown on <br /> the development plan. The Applicant also wants to prevent parking in the <br /> adjacent shopping center or on the abutting streeets. <br /> 8. The proposed dimension of the parking spaces is consistent with the parking <br /> spaces situated on the adjacent Stop and Shop site, which was also the subject <br /> matter of Variance relief from the Board of Appeals. <br /> 9. The Board determined that the proposed dimension of the parking spaces is <br /> consistent with national standards. <br />
