16 Great Neck Road North, <br />Mashpee, .Massachusetts 02649 <br />Ms. Waygan asked Mr. Lehrer to provide an update on the stakeholder working group he participates <br />in. Institutional recreational lands that are not protected in legal form are golf courses, bogs, and <br />summer camps. Given the nature of the market place being under pressure, these are perceived as <br />open space. He provided the webpage. The Land Preservation Committee reached out to the CCC to <br />identify the pressures on these spaces and the RPP currently doesn't recognize them in any unique or <br />special way, despite perception of open space. There is concern from this community as development <br />is proposed. There should be appropriate mitigation in consideration to that land type. Despite the golf <br />course being developed it still provided substantial recreational amenities that should be considered in <br />the CCC mitigation for development. It started around the assessment of the status of conservations <br />and affordable housing needs coupled with the desire and value of land. This became a dialogue in <br />each priorities competing and culminated in the request of the Commission to assess. The <br />Commission's intent is to examine this further with the potential for modifications to the RPP prior to the <br />next update in 2024. The goal of the Committee is to make sure the unique parcels conservation and <br />recreation values are taken into consideration when trying to define place type and mitigation. There <br />are limited opportunities to provide housing and this was an inopportune time to address the issue and <br />that opinion was not shared by all. <br />Ms. Waygan asked what land in town would apply here. <br />Mr. Lehrer stated Camp Farley, Wampanoag Rod and Gun Club, Cranberry bogs, or ballfields. A lot of <br />golf courses would need to modify Special Permit or come back for some additional review. <br />Wampanoag Rod and Gun Club is not protected in any legal fashion and is perceived open space. That <br />could be subdivided and same with Camp Farley. The population of children is declining and enrollment <br />is as well. He recognizes the problem and the RPP should acknowledge the unique value these lands <br />provide. A singular formula is difficult when certain parcels are more developable than others. <br />BOARD MEMBER COMMITTEE REPORTS <br />Cape Cod Commission — On March 22"d at 5:30 has a subcommittee public hearing <br />on Twin Brooks, official name is 35 Scudder Lane.
