He is <br />happy to talk about an offsite component and happy to talk about opportunities for that workforce and <br />affordable component. <br />Mr. McElhinney reminded the Board of their recent purchase of the Santuit Inn and their intent to make <br />it workforce housing. <br />Mr. Miller alluded to the project at Willow Circle where they took a house or two and tied it into the <br />wastewater. <br />Mr. Fulone inquired the rough square footage. <br />Mr. Miller commented 1,600 s.f. and two story. These provide for slightly different floor plans. <br />Mr. Lehrer discussed it is his intent to provide a proposal that focuses on form based approach. It will <br />define minimums and maximums. He encourages range of dimensions relational to the street and <br />architectural features consistent with the floor plan of the structure. This will provide flexibility to <br />accommodate not only Willowbend but other parcels. <br />Ms. Waygan is concerned about increasing density without proffers for the town. This could be done on <br />Chapter 40b, but 20% of units would be affordable. You want to zone up and she wants to see <br />something being zoned down. We need to think about open space. She is getting a lot of feedback from <br />people asking her why, during this water crisis, the Planning Board would even think about increasing <br />density. You have a plan to deal with flushes and nitrogen, but you need to get this through Town <br />Meeting with a 2/3 vote. Open space and affordable housing will get it through. <br />Mr. McElhinney appreciates the heads up and is aware reclaiming some areas such as bogs to <br />revegetate improvement to water quality. <br />Ms. Waygan clarified the use of public open space. There is some work being done, check with <br />Conservation, to restore wetlands and rivers. There are some cool projects that also fall into municipal <br />vulnerability preparedness. Helping the town needs in combating the impacts of climate. <br />Mr. Miller had conversations and mitigations with Conservation, and the idea of taking these bogs to <br />naturalize stream conditions are better for the overall eco system. <br />COMMITTEE REPORTS <br />Cape Cod Commission- She went to the subcommittee meeting on Twin Brooks, <br />it's very interesting.
