It could look good with superior architecture and landscaping with a wastewater <br />treatment, then you are lowering visual impact and possibly the nitrogen impact. We got $50,000 for the <br />HPP which will delve into this way more. <br />Mr. Lehrer stated his goal for HPP is to facilitate the pipeline of town owned properties. AHC has a <br />pipeline of projects. We are reactive as opposed to laying out an implementation plan. It will add value <br />to the housing chapter in the LCP and will cover more issues and get into moderate income and <br />workforce housing income ranges. <br />Economy <br />Ms. Waygan commented that race and ethnicity data, the percent minority households on Mashpee and <br />the Cape verses the rest of state, is there still high poverty in that segment of our demographics. She <br />sent this to Mr. Lehrer in e-mail. There is a section in the economy section that talks about housing cost <br />burden. She gave most current figures. It would be good to see unemployment rates, she knows <br />COVID affected this, but pre-COVID, during, and now. Also, economic characteristics from the U.S. <br />census, in the draft of the existing conditions, the graphic covered that narrative paragraph. It talks <br />about employment status, commuting, occupation and industry, you look at that data and can tell how <br />many Mashpee residents are employed in finance, the arts, or in healthcare. They are not employed in <br />Mashpee but our residents. If you were thinking of some new business in town and 20% of your <br />population works in healthcare and there was a healthcare provider wanted to come in and you could <br />say residents with experience and education can work for you. No business wants to come into a town <br />that can't find employees. That data is good for new business looking for employees. In the existing <br />conditions the 2013 market assessment is issued. She would like a newer market assessment if <br />possible that captures the amazon effect or COVID. Going around town you see vacant commercial <br />space, there are a lot of reasons it could be vacant, maybe the owner doesn't want to rent right now. <br />There are several places in town, that goes into the redevelopment bylaw, if something is not <br />functioning as built right now maybe there is something we can do to help them to use the land that is <br />already developed than new development on green space. <br />Mr. Fulone asked if Ms. Waygan was looking for something different than unemployment table in here. <br />On page 3, there is a table showing Mashpee verses MA for unemployment from 2017-2021. <br />Ms. Waygan was hoping for something before 2017. She wants to know what is happening in 2022 as <br />well. If it is in there then she misspoke, that comment is addressed. She is hoping to have a couple <br />focus groups with businesses. One with chamber members then hoping to have a few more with <br />Chamber and businesses too. We are also hoping to have a meeting with EDIC as we have not met <br />with them. <br />12 <br />
