She stated Ms. <br />Faulkner brought up a concern did she get it answered satisfactory? <br />Ms. Faulkner she did but she would like to know what this says and be able to read it at her leisure. <br />Mr. Richardson commented that the seven points are interesting but they don't have to be included <br />because that's mandated by the state and the ZBA cant take action on the 7 points anyways. Mr. <br />Lehrer verified that with the expert, and they put together a draft article that makes sense. <br />Ms. Waygan had a questions on the existing 174.62 development within a velocity zone written to not <br />affect building code but not necessary. Why does she think it's not necessary? It goes to Conservation <br />Committee? We can go above and beyond. She would like to be clear that development in velocity <br />zones are not allowed. They map out based on elevation where high risk and low risk of flood. There <br />are special flood zones then arras FEMA has determined if there was a storm event and a surge they <br />would be velocity zones. They calculate it out and you want to be careful in those areas because the <br />house is more likely to be swept away and lots of flooding. FEMA has a good website. <br />Mr. Lehrer stated building code ranks supreme. Conservation doesn't have authority with zoning, the <br />ZBA does. As it pertains to dune components it's a land subject to coastal storm. <br />Ms. Waygan asked if state building code doesn't allow building in the velocity. <br />Mr. Lehrer noted it governs building in the velocity. You can put the house in a floodplain but it has to <br />meet code, such as being elevated on columns, that's building code. We are looking to remove building <br />code provisions completely from zoning bylaw. <br />Ms. Waygan would like to table this until next meeting. If we get Mr. Lehrer questions is she working <br />next week to be able to answer? <br />Mr. Lehrer would like them by Friday at the latest. <br />Mr. Balzarini made a comment about the need for stop sign at Great Oak Road. <br />Mr. Lehrer stated if it's in private road layout of New Seabury it can be put in. <br />Mr. Richardson said he will look into it, he thought there was one there, he told New Seabury to put one <br />in a long time ago.
