„1o'1NY4pee __._ ... Planning Boar
16 Great Neck Road North
.Mashpee, .Massachusetts 02649
average natural grades. He could coordinate a potential edit to this document alongside the Floodplain
Coordinator. He can certainly invite her to a meeting. He would like to get the proper language for what
this bylaw will be. A Warrant Article needs to be submitted for next Monday. It can be considered and is
probably a reasonable compromise.
Mr. Balzarini stated houses are now being built on the columns, he gave an example by Mashpee Neck
where the boat landing is. The house being built is on 14 foot high columns. That is a way a lot of them
are doing it.
Mr. Lehrer stated the columns contribute to the overall building height as well. Often, the solid wall with
vents is advantageous. It doesn't have detrimental impact on the potential gross floor area. The piers
contribute to overall height of that structure. The potential for that building height doesn't change
regardless of the foundation type. They essentially lose a floor with the piers. They are raised up with
no bottom floor and still cannot exceed 35 feet.
Ms. Waygan spoke to the Town Manager. He is okay with the Board submitting something as a place
holder. She asked if he wanted to continue to work on the extra paragraph. She was unsure if everyone
would be comfortable going forward. She is, but she wants to get this one last paragraph in there.
Mr. Lehrer will submit the draft that is in the packet this evening, if it is approved by the Board. The
Board can come back together to discuss the modified amendment before submitting to the Select
Board.
Ms. Waygan asked that Mr. Lehrer put that in the cover letter when he submits materials on Monday,
that the Planning Board is requesting a place holder for an additional paragraph. She is appointing Ms.
Faulkner as the lead on this, and she is technical. Ms. Waygan appreciates her spending the time on
the research. Ms. Waygan would like a motion.
MOTION:
Mr. Balzarini made a motion to submit the bylaw as presented, with a cover letter to the Select
Board asking this be put on the warrant for October, and for a placeholder for an additional
paragraph. Seconded by Ms. Faulkner. All in favor.
Local Comprehensive Plan Updates with Weston & Sampson
Planning Board comments on Existing Conditions:
Transportation and Circulation
Ms. Waygan noted her comments are in the packet. She asked if anyone wanted to start on comments
regarding the Transportation and Circulation chapter.
Ms. Faulkner referenced figure one on page two, the workplace location of Mashpee residents. It says
only 125 residents work in Boston, and this survey was done in 2011 and 2015, so it is old. She will
speculate that of the 125 who work in Boston or their company is located in Boston, in many cases are
